It happens every time I come down to Florida and reserve a rental car. They never have the car i reserved and either don't have any other car or they have full sized cars or SUVs that they can put me in for a lot more money. Well we wanted to get a small car because all we were going to do with it is shuttle between two places and maybe put at most 15 miles a day on it. Well the place (whose name rhymes with dugdet) tried to get me into an SUV for a little more than 50% more money.

Well being a bit upset I told them what they could do and walked down the street to another place (whose name rhymes with Mavis) who got me into a Nissan Altima for just a few dollars a day more. I must say I am impressed with the car. Leather seats are comfortable, handles nice with a decent road feel. Acceleration is decent especially from normal road speeds. The only complaint I would say is it doesn’t have navigation, but thats not a big issue as it's on our phones.

I mentioned a few weeks ago that I had calibrated my home theater with the Audyssey MultEQ XT acoustical correction built into the receiver. At first I thought it sounded fine, but the more I listened it sounded like something wasn't quite right. In particular the subwoofer had too much gain, I went back into the the receiver's menu and discovered that I had not stored the settings when I ran the calibration- an incredibly dumb mistake that was entirely my fault. Today I recalibrated it in a perfectly silent house and stored the results. BIG difference and I am already much happier watching my movies and TV shows.

I’ve done stuff like that. Last time we used our media room I played with some settings and actually I liked it better before. I have to do it again.

I had not run Audyssey in years and I simply forgot to hit “STORE” at the end of the process. That said, on AVS Forum there is a topic where Audyssey techs participate and they suggest setting all speakers to “Small” and to set all crossovers except the sub at 60hz-80hz to let the sub handle the lower frequencies. The theory is that the amplifier’s power is only used to handle the higher frequencies while the sub covers everything below that. The equalization of the sub is also supposedly more sophisticated than what is applied to the other speakers.
The techs also state that you want things as quiet as possible while the calibration is taking place- so I turned off the HVAC and refrigerator and silenced the phones for the procedure. I use a microphone stand to measure all 8 listening positions and it works a treat, as the Brits say.
Yes, it takes a bit of effort to do it right, but for me the sonic rewards are more than worth the 45 minutes the procedure requires.

A few years ago I saw a portly, balding, middle aged guy get into a dull green V6 Mustang. It looked like around a '97 or so. As he drove away I saw his license plate frame which read, "My Mid-Life Crisis". I couldn't help but think what a painfully dull life that guy must have led if he considered the purchase of a dowdy old Mustang to be a walk on the wild side...

this housing market really is nuts. There were a couple more houses in my neighborhood that went on the market not long back, and all were contingent in a few days. One I wanted to see actually closed last week while I was on vacation. Was of particular interest because it was the same model and even brick front as mine. Same parts redone, with a pool. Basically as close to an exact comp as you could get.

per Zillow, it went for $75k above asking (listed at $490, which I thought was a bit low but not that low!). Whish also happened to be a full 12% higher than the previous high sales price for this neighborhood (smaller model though).

Crazy. now I am really mad I didn't push the wife harder to find some place to go and get this place listed! That one had to be a bidding war, which means there was a losing bidder that really wanted a house just like mine!

if nothing else, it establishes a great comp for a future appraisal. Makes me wonder if it was a cash deal.

There is a house in my neighborhood that has been on the market for the better part of a month. I think it’s listed for $659k.

The market is tough. I feel we did “ok” at asking on the shore property. I can’t wait to see what the condo went for that we were 16k over asking.

While the builder of our new townhouse hasn't attempted to raise the sales price, the upgrades pricing has gotten ridiculous. Notably, hard wood floors, appliances, pavers and (plastic) front fence and gate.

But, she wants what she wants; damn the torpedoes, full speed ahead!

I’m in the process now of refinancing our primary home. Its crazy how cheap money is right now. We are not quite 6 yrs into our current mortgage. Going to likely roll together the first and second mortgages and take out an additional $100k cash and pay $600/mo less.

On Friday my ATS was in the dealer's service department to have its CUE screen replaced under warranty. It was nice of it to finally fail just before the 4 years were up. Usually when I bring the car there I get a "rental" (really just one of their loaners, but they write it up on a rental contract so they can bill it back to GM under the Cadillac courtesy transportation policy). This time I was told none were available and they would pay for cabs to and from the dealer. When I got there I chatted with the service advisor about it and she said I should take a look at their side lot where they keep their new and used inventory. Sure enough, it was pretty much empty. A handful of pickups, a couple of Buick and Caddy SUVs, and almost nothing else there. I've never seen it so empty.

@ab348 Did the service department do a good job with the Cue replacement? Does it seem to work better, less glitchy? Four years went by quickly!

So far so good, but the 2018-earlier CUE is always going to be a problem. The haptic feedback action of the screen depends on a gel sandwiched under the glass and it always fails eventually. There are aftermarket screens available that did away with that and they are supposedly much more reliable, but GM doesn't provide those. In my case the screen cracked a month or so ago, not idea why as the crack was in a place that you don't touch, but that clinched the replacement.

That's the problem, finding somewhere to go. In my area, many have seen their values double in 5 years or triple in 10, but if they sell, they are thrown into an insane market. The upper middle and above part of the spectrum isn't as competitive, but the starter home segment is a battleground of legit buyers, carpetbagger new arrival "investors", flipper opportunists who think they are entitled to a 500% ROI, and under-regulated institutional rental hoarders trying to corner the market.

this housing market really is nuts.

So, THIS HOUSE across the street from me was listed 2 weeks ago for $339,000, which I thought was on the low side. It was probably strategic to try and incite a bidding war, and it seems to have worked. For the first 3 days it was available for showings they must have had 15 or 20 different interested parties go through it.

I was talking to the lady of the house today and she admitted they only put it on the market to take advantage of the market craziness. They don't have a new place to go to yet and don't seem to even know where they want to go.

Your link didn’t work for me but I believe you.

I have no idea when this madness is going to end but it’s a good reason why my Son and I are not in any particular hurry to get flip #3 on the market. Have had a couple realtors express interest in wanting to list it but my Son, me too, like the woman that worked with us before so she’ll get the listing when it’s ready. Just don’t know when that will be.

I do have a place to go. Not a house there but if I had to, could figure out something. Our bigger issue is being woefully unprepared to moved soon. Wife is also going into her busy time at work soon, and would have trouble even getting a few days off at times.

It would be easier if we were all pared down to just what we want to take with us, but we aren't. That is a slow process for someone in the house (1 guess who!). So right now if a Godfather offered fell in our laps and we had 6 weeks to be out, would just be calling the Pods people and telling them to drop off a couple of big ones and hiring packers to just come in and pack up everything. And figure it out when we get someplace. Probably putting most of it into storage at the pod farm and getting a ST rental until we found a house.

all of which sounds very stressful!

one good thing is that the wife is on board with basically getting rid of all our furniture other than the 2 newer beds and the kitchen table, and a few small pieces. Everything big will not be coming with us. That will free up a ton of packing space!

Would it be in the same area? Problem locally is that everything has appreciated, so even if you have that winning lottery ticket of a massive lucky appreciation windfall in 5-10 years of ownership, every other house has appreciated similarly, so you don't come out ahead by much. Cheap money may be the only saving grace - I could probably get a 300K mortgage with no more than 5% down for the price of many 2 bedroom apartments here, and I am some distance from the real rat race. On that note, makes me wish I had moved out here 5-10 years prior, as my money would go a lot further. This place has become trendy especially this year, out of state plates everywhere.

On a house buying note, my mom finally found a place, after losing a bidding war and dealing with a few others that loudly failed inspections. It's no larger than her current place, so she'll be needing to have a moving sale and thin out the hoard a bit - she also has a storage unit of stuff from my grandma (mostly furniture) that she'll need to get rid of or exchange for stuff already in her house. Even outlying areas here are very competitive, I am happy she found something decent - owned by a contractor for 15 years, who renovated it for himself, passed inspection with almost zero issues - not a quick flip. Prior buyer had financing fall through, when it came back on the market, my mom/her realtor jumped.

There is no way I’d get in the 4’s for my house even today with the wacky prices and my house has 4 bedrooms. Prices in the Burgh have always been pretty reasonable compared to other parts of the country.

Over the years I’ve met a few folks that moved here and they are astonished that houses cost a lot less here than where they came from. One guy that moved here from CA thought he hit the lottery.

FWIW, from what I can see, that deck is in bad shape at least to my standards. The deck at the flip is in better shape than that one and we’re giving it a big update.

A house on the next street showed up online on Thursday with an open house scheduled for today.
Open house never happened and the sign out front has a Sale Pending shingle on it.

Nice looking place, roughly the same in USD as what a similar house would cost in Spokane, if in a popular area (would have been in the low 2s 5-6 years ago). One can still find decent slightly smaller places in less trendy but still decent neighborhoods for less, but I have a feeling that won't last forever, barring any kind of major economic collapse or other calamity.

I recently came across a place I kind of like, 70s custom time warp with garage space for 4 cars + covered spots, but it's bigger than I would want, and I can't do the 550K price.

Things are going within 3-4 days typically right now.

I still can’t believe the action we got on our place in the campground, absolutely nuts.

Fin, we are going to a different area in NYS (about 4 hours away). Also appreciating and "hot" but there are plenty of options up there for us (towns and neighborhoods). I think ours right now just happens to be very popular. But as long as the premium on that end is not as big as the bonus $ on the sale, I come out ahead!

at this point, my price range is what I will net out of this place plus no higher mortgage then I have now (hopefully less of course). So a long winded way of saying, I will spend whatever I get for this house!

sadly a change from my original plan of buying for at least $100k less than I netted out of this place. But now I just want to get a house we like in a place we want to be in. Money, well, can always make more of that I guess. Already told the wife if she wants bigger and fancier, just means she needs to work an extra year to make up for it!

I tried for your ‘hood when we moved… there just wasn’t much inventory at all. We are happy where we are at and my son has excelled in this school district compared to where we were.

I wonder why the gates for my flights are always near the end of the concourse.

Cheap fares = less desirable gates. When I flew for a living it was interesting to see how the gate assignments varied over the years.

Has anyone read up on the GM plastic Jack recall? I mean what were they thinking using a plastic Jack? They should have just scrapped the spare and given an inflator kit.
