2015 BMW M5 Lease

Good morning.

I am in the market for a new 2015 BMW M5 and the dealer I am working with is offering these terms:

MSRP $112,295
CAP COST: $106,862
MF: .00129
RESIDUAL: .62
DOWN PAY: $2,305.51
TERM: 36 months
MILES: 12,000/year

From this, I calculated the following:

MONTHLY DEPR: $970.38
MONTHLY L FEE: $224.69
MONTHLY PMNT: $1195.07 pre-tax
CA TAX (8%): $95.61
TOTAL MONTHLY PMNT: $1290.68

However, the dealer is telling me the pre-tax payment is $1364 and the total payment is $1473.51.

Can you please confirm that I am calculating this correctly and also help me to figure out why there is a discrepancy? I am heading up to the dealer today and wanted to have some insight before sitting down to negotiate further.

Additional info:

The dealer has not told me what the fees are related to acquisition, license, etc. but I believe they are included as part of the down payment in the amount of $832 (DP $2305.51 - TOT PMNT $1473.51).

The dealer is also telling me that there are no incentives at all available at this time. I inquired about loyalty credit (coming from a 750Li bought at this dealership 2.5 years ago), college grad (only for grads in last year), innovations credit (according to BMW website, $1,500 should be available), down payment waiver (this may already be applied - my credit is over 800), any upcoming Memorial Day sale incentives.

Any advice you are able to provide would be greatly appreciated.

    I confirm the .00129 MF and 62% residual for 36/12. What is the $2300 up front cash used for

    I do show $1500 anniversary credit on the M5 as well.

    Using your MSRP and selling price, I get a payment different from both your calculations and the dealer. I'm showing $1034.42 in depreciation, $227.67 in lease costs for a total pre-tax payment of $1262.08. Add 8% tax and the payment becomes $1363.05.

    Use the "Car Research" tab at the top of the page to link to any other customer incentives available.

    Can't answer the question why my numbers are different .. I use a home-grown spreadsheet as my lease calculator.

    I get $1262/mo.+tax, as well..

    I would assume the dealer is marking up the money factor and not disclosing that..

    Hi - I just put a deposit down for a 2015 m5. We worked out the numbers using July's money factor of .0013 and a 62% residual on a 12k mi 36 month lease. Does anyone know if the August numbers are different for a 2015 m5?  Thanks

    5% off sticker, then do MSDs, get the MF down to about 0.0008

    10k miles bumps residual to 63% (assumed)

    $104,095 MSRP configured like a normal person (executive package, 20" wheels, driver's assistance)
    $98,890 net assuming 5% sticker

    $1,150/mo with tax

    Dealer black magic would surely come in and muck that up.

    Wouldn't want to lease one of these beasts for 3 full years without plenty of backup money in the bank!

    Not even sure if you can do MSDs or get 5% off. Just doing scratchpad math.

    The latest post in that thread is 8 months old .. not sure how relevant it is to making a deal this month.

    All you can do is make your best deal on price and try to avoid any junk fees that jack up the cap cost.

    MSDs will reduce your MF and lower your monthly payment.

    We don't track selling prices, but for new 2016 models, we suggest 7% MSRP before incentives. As it's a year old already, I would probably go for more than that.
