New to Leasing a 2016 RDX with AWD and AcuraWatch Plus

Hi all,
Perhaps like many of you I'm trying to get the best deal in the most straightforward way for a 36 month lease for a 2016 Acura RDX, with AWD and the AcuraWatch Plus package with 12,000 miles per annum. I'm in New York.
Part 1: What is the MF and RV for this model?
Part 2: Am I doing the leasing calculations correctly?
Currently I have a soft quote from my nearby dealer which was a $2,660 down payment, a $595 bank fee, and a monthly payment of $396 (tax not included). The total of this would be $17,511 ($16,916 sans bank fee)
To compare, I put together some numbers which sort of looked right from this thread since I've only started researching how to lease a car today.
MSRP: $39.010
INVOICE: $37,062
CAP COST: $37,617 (I multiplied the Invoice x 1.5%; CarsDirect offers a suggested $37,564, a near straight $500 tacked onto the invoice.)
*FWIW $36,862 is the TrueCarEstimate, and average price paid for a car in my area according to TrueCar is $38.268
I used a MF of .00083 and a RV of 60% ($22,537.20) with a down payment of $2000.
Using the CarsDirect calculator I get a monthly payment of $442 ($479 with tax) and using the Edmunds calculator I get a monthly payment of $453 with tax. On the face of it CarsDirect and Edmunds estimates are both more expensive than my dealer, assuming that there isn't another fee or charge I haven't been told about. Am I doing something wrong?
I just did a read of http://www.leaseguide.com/lease08/ and did my own calc using the same numbers as above (Net Cap of $35,562 (incorporating the $2,000 down payment), RV of 60%, and a MF of .00083), where I came up with this:
Depreciation Fee: 337.67
Finance Fee: 48.94
Monthly Total: 386.61
Total Sum: 13,917.96
Part 3: Is the TrueCar Estimate at $36,862 and Edmunds TrueValue at $36,987 supposed to be what the new new invoices actually are?

Mods @kyfdx or @michaell or a forum member will have to weigh in on your calculations and dig up the MF/residual numbers.
We aren't fans of on-line lease calculators - they often make assumptions that aren't true. Rather, build your own spreadsheet using the instructions found here:

Using your MSRP and cap cost, I get $445.40/mo + tax.
We do not recommend making a down payment on a lease - if the car is stolen or totaled, you lose that money.
However, there are some up front costs that are unavoidable - bank fee, first payment, dealer fee, license or tags, and sales tax (NY applies sales tax to the sum of the payments and can be paid up front or added to the cap cost).
