They changed the residual rules for demo/loaners over 5000 miles, back in March. The residual reduction is huge, now, and it makes it hard to get a good lease payment. If you can find a demo with less than 5K miles, and a big discount, that might work better.

For a new BMW, we suggest 7% off sticker price. For a demo model, that price should be lower to account for the miles and the adjusted residual.

My question back to you is - can you get a similar discount on a new car? The idea of a demo is that you should get better pricing, to make up for the residual adjustment.

Seems like a big hit on the residual for the miles, but BMW has changed their demo program around to make it less advantageous.
Using your numbers, as is ($63K MSRP, $50K selling price, .00146 and 58%), I get $535/mo after taxes. Long way from $630 ($3400 or so)
Ask the dealer what adjusted cap cost they are using, and how they got there from the $50K selling price.
