    How does this deal sound? 
    MSRP of $55,145 - residual at the end of term is $33,087. (60%)

    MF is 0.00177 - and utilizing all incentives etc.... $42,623.00 + TT&L....

    36 month, 12K miles per year - $1,488.12 due at singing - $488.12 per month

    i think I can negotiate more but selling price doesn’t matter since residual is calculated off msrp and total lease cost is around 18k. Advise please.

    You want to negotiate your best price, as the depreciation is the difference between the net cap cost and the residual amount. The smaller that number is, the lower your payment.

    That said, $488/mo for a $55K car is a pretty good payment, but if you can improve on it, more power to you.

    4000 miles (they gave 59.29 residual). The dealer is quoting .00217 for MF. Would the dealer mark up the MF? This is how they phrased it to me. This was prior to credit check (credit score is close to 800). They do allow the 7 MSD to drop it .00035 points.

    Should the 17% sales prices for loaner with 2.5K already include the incentives or they should be added additionally to the sales price?

    If a dealer offers you 17% off, you'll have to ask them if that includes incentives.
    If that is including incentives, it isn't enough, IMO
