2018 Lexus LX 570 Lease Deals and Prices

I probably intend to buy the LX, except for the small possibility that I may lease with a dealer on the East Coast on a custom built order to take advantage of their lease cash and MF there. The risk is that the lease program is gone by the time that the car arrives from Japan. I also don't know if the car can be delivered directly to me or has to first go through prep. on the East Coast.

Please provide me with the terms for a lease in the Eastern region.

Given a $1000 lease payment, I'd rather put up a $9000 refundable deposit for a .00072 reduction, than a $36K single-payment for a .00100 reduction. (even if the single-pay saved a little bit, in the long run)

I have an offer on the table for LX570 3-row for $82K which is will below $97.5K MSRP. Also getting 72 month financing with $10K down at 4.9% APR. No add ons like GAP, warranty, etc. Is this is great deal? Should I try to do better? Thanks for input.

$7000 of that is a rebate from Lexus.
4.9% isn't a bad rate, since it's compatible with the rebate.

$89K Adjusted CAP
$1281/mo.+tax
That's assuming all other fees/taxes/first payment are paid upfront.

$1000/mo. doesn't look likely at those prices. (or, at all)
