2) $572 = $292 + $80 + upfront tax (I estimated $157... that only puts us $33 off)

I rounded off the cents, so I'm $2 off their number.

In your calculations, you were missing $200 in upfront fees (I calculated $157, but there could be some other minor fees that didn't make it on that page). You also were missing the first payment, as you applied your entire upfront money to CAP cost reduction.

I think if you add the $200 + $228 to your calculations, you'll get the same payment they did.

I guess this is a good deal for me, because 100 miles around my area this is the only Nissan dealer that is offered me almost $2500 on dealer discount plus the rebates

Subtracting out the payments you are rolling in, your deal is just $564 upfront and $228/mo.
That seems like a pretty good deal to me.

A dealer can quote prices however they want.
But, most likely, a purchase quote is going to include incentives that aren't valid with the lease program.

You have a typo on your money factor (4 zeroes), but your math is correct.
Assuming the prices are correct.

Also, NJ collects the tax upfront. You have to add it to the CAP cost, if you don't want to pay it upfront. It's a small difference.

Since you know how to calculate it, it should be easy, once you get the actual prices, to see what's up.
