What cap cost are you using?
What cap cost is the dealer using?

That's likely your difference - somewhere, the dealer is adding about $575 to the deal - doc fee? Junk fee? Tax on items being rolled into the lease payment?

i need help , i spoke to a Nissan dealer and i was told the the lease numbers and finance numbers are different..for eg. and this is my calculations, true car msrp is 40525 and the market value is 33935 minus 5450 in incentives = 28485 then i could calculate the lease amount from there . But the dealer told me the car they have is 42485 and from that i can deduct 5450 bringing value 37035. So who is right ? just want to make sure

There are often different incentives for purchase vs. lease.

You stilll want to negotiate your best price, before the incentives.

For example, KBB says the Maxima with Premium Package, Illumination Package, Illuminated Kick Plates, Sport Mat Group, Splash Guards before without incentives is $40,500 FMV. Hypothetically lets say I'm okay with that price, would I reduce incentives from that bringing the cap cost to $35,675?

Just so you know, there is $4250 of purchase incentives, so your target price for a lease should be $575 lower than the purchase price.
