Same exact details as above, except payment was $420 a month. Lazy paperwork maybe? But at $420 a month with just first payment down, I think that is a decent deal, no? And that includes my adjusted real tax at 5.5%.

Thoughts?

Well, the second offer is saving you almost $1300, so that's an improvement.

Only way to improve on it is to negotiate a lower selling price.
