Thought I'd post my lease deal here.
First, thank you all for the information you provide. It definitely helped me make an informed decision and provide me with some knowledge that is very useful when finding a lease.
I ended up leasing a 2021 Kia Forte GT in Snow White Pearl for $255/month on a 36 month lease/10k miles a year (all taxes and fees baked into the monthly payment).
Dealer paid first months payment, so im only paying 35 monthly payments.
MSRP: $26,155
Residual on 36/10: 59%
I was able to use holiday incentives that carried over from 12/2020 to 01/2021, as my "down payment": $2430 (lease cash + holiday bonus cash), plus $400 military totaling $2830. So i paid nothing out of my own pocket for the down payment.
My acquisition fee ($650) and doc fee ($500) i thought were pretty high, but dealer wasnt budging (I purchased it in northern NJ. Not sure if prices change regionally).
Interested to hear you feedback if this was a good deal or not (clearly i thought it was so i leased it lol)

Not much you can do about the fees.

Relative to MSRP, that's a good deal, especially with nothing out of your wallet at signing.
