45% is the 42/10 residual on the Prestige trim.

What does the customer cash cover, specifically?

If I subtract the rebates from the cash price, I get a pre-tax payment of $873/mo.

Could be the MF is marked up; could be that the adjusted cap cost is different from what I'm using.

Best to stop guessing and get all the numbers from the dealer.
