Just to share my discussion with the dealer.
Palisade Limited AWD (36m / 10,000)
They sell it at MSRP $50720
Residue value for the car is $31447
Registration and paper work is $583
My tradein value is $8716.8 (net)
The monthly leasing payment is $652

What I don't understand is even if they sell car at MSRP, there is still a big gap in the total car pricing. Maybe they are also charging for a leasing fee? If so, what is a reasonable fee then?

Yes, there will be a rent charge added to the cost of the lease; just like interest on a traditional loan.

There is an acquisition fee ($650), and also finance charges for the lease (substantial). Also, the monthly tax on the lease payments in PA is 3% higher than your local tax rate (so, 9%-11%, depending on where you live).

Not all of the $5K will be used as down payment - you are responsible for the first payment, the bank fee and the registration costs. I don't see the dealer paying those for you.

Payment seems about right.

But, you should shop around and see if you can beat that quote.
