This is the lease deal offered to me for a custom built x7 40i with some add ons. Msrp is accurate.
But am i getting a good deal?
Something to keep in mind. There is a $1500 lease credit on this car, that they've likely included in the "$7000 savings". That means the dealer discount is actually $5500.
Is the first payment due along with the $2200 cash down?

The salesperson confirmed that $2200 included the first month’s payment and fees.
I just couldnt figure out if they are screwing me on the money factor and residual.
Any thoughts?

I can mention that i should be getting $1500 to begin with and then the $7k on top.

1) There is no mention of the money factor. We have to infer that from the payment calculation.
2) The "Balance" on the right isn't the same as the Adjusted CAP cost on a lease. If the $2200 is the full amount Due at Signing, you wouldn't subtract that whole amount, as part of the $2200 has to go towards the first payment.
3) The residual is fixed: 49% for 36/15
4) Of course, TX is an expensive place to lease a car, as you pay sales tax on the full sale price, not just the payments.
If I add the first payment to the "balance", I get an Adjusted CAP cost of $93,504 That results in a payment of $1566/mo, using the base MF of .00180 If I assume they are marking up the money factor the maximum allowed (+.00040 = .00220), then I get the $1622/mo. payment they quoted.
The money factor is adding about $2000 to the total deal.
That's not a big discount for a $94K vehicle. I'd say they have a couple thousand more to work with. Something closer to $1560 with $2200 Due at Signing for 36/15 would be fair.
