I check my zestimate every couple weeks just for kicks, it seems accurate compared to other sales in the neighborhood. I bought the place on almost this date in 2021, up maybe 15%, but I did do/buy some renovations which should be figured into appreciation. Not that I am concerned, I didn't buy to resell - with today's rates even with that appreciation I really couldn't afford it. I am thankful I got in when I did and that I like the house, that was probably my chance, had good timing via nothing more than luck.

A while back I snarked at the idea of rate cuts, but now I think the economy may eventually need them, but we probably won't see sub-3% again.

We've been in our house since spring of 2018, so 7+ years. House is up roughly 40% from the purchase price since then, and, though we are spending a small fortune to finish the basement, we know we wouldn't recoup all of that cost were we to resell.

Not sure if this is the "forever" house, or not.
I suspect almost everyone in Spokane who bought in 18 is in a similar position, 50% might be an average appreciation, maybe even more for a special area or house (and maybe not as strong for fancier new builds in inconvenient areas, or wacky customs). Go back another few years and many properties have doubled, and some have tripled from the bottom of the market in maybe 2011 or so. One can be extra fun and go back to the 80s where 10x+ appreciation isn't uncommon, but that's reaching and isn't the most like for like comparison.

I had a tiled walk in shower put in back in May, so I am committed - that was an upgrade I wanted. I am happy with the house and don't need more than I have.

Though not as dynamic as Audi's display I do enjoy having this view as it gives a good perspective of the area. It can be zoomed in and out and show traffic if I subscribed.

My default view on top, that I primarily use is more conventional.

I like the map view in the cluster, I think the option exists in the tach space of the wagon, but I don't use it. I know a simple map also displays in the HUD of the same car (a very rare option for the year of my car, which mine lacks).

I don’t pay much attention to zesstimate but it says we are nearly double since purchasing in 2015, and it isn’t counting the added garage, shed, 700 sq ft pergola, and basement office we’ve added in that time.

you know from trying to sell your last place, estimates (Zillow and realtors) are only good if buyers show up!

My wife found a listing for a house around the corner from us. Approximately the same size as ours (pre basement finish), but backing to open space. Asking close to $100k more than I think ours is worth.

I can put the nav map in the right corner of the IP in Supersport mode. I think that the Classic and Sport modes allow a bigger map, but I never use them.

Using Zillow’s estimate we are worth about 53% more than when we bought in 2020. Based on some recent comps that’s pretty accurate.

Down the shore I think Zillow is a little light especially with the work we’ve done. It shows a 38% increase from when we bought in 2021

the range on our house is really broad (about 118K). The zestimate seems to just be the midpoint. From what my agent said after we closed, it is light but probably usual for a newly built place. Especially an infill like ours.

Any of you just have a really crappy few days where everything that can wrong does..

    Here was my weekend -

Shore house dishwasher decides to puke water all over. I've replaced all the seals in it before but one looks messed up again so I ordered those and also took it out and got it installed properly the counter top guys had it leaning forward

Back home, Mom calls me saying there is no hot water. Guy comes to fix it and it is operating normally. I have him clear the condensate trap inside the unit and check the line since that was the error code.

The golf cart must have a bad battery or several because the range is shot (<5 miles when it should get 25). That's at the shop.

The garage door at the shore had a cable snap and it ripped a roller off tweaking the door badly in the process.

This morning I go to charge the car and it charged me full price when it should be free.

Worse than here. I mostly get stress from work (why I still subject myself to it, other than being cheap, is a mystery) and aggravation from people never coming to do what they say they will, or returning calls/emails/texts. At this point I’m going to put in my own trees, and figure out if I can DIY pave my driveway.

Yeah getting people to come do anything can be frustrating.

I’ve honestly found working with the big groups with multiple vans/techs seems to get the best service but you’ll always pay more than the smaller local guys.

We've had similar issues. Before the basement remodel was considered, we were thinking of replacing the tile upstairs. Wife called a local tradesman (she likes doing business with folks who have an LLC, like our business) to come out and take a look. He did, then didn't really follow up.

When the wife pinged him about a quote for the work, he simply sent a single number - no explanation of what it did (and didn't) include, nada.

Wife has no tolerance for that kind of nonsense.

Any one of those issues you suffered through would have been enough. To have them all happen the same weekend has to be beyond frustrating.

gonna say, I understand you mods are fighting spam, but the lockout feature is not very user friendly. Twice today I got locked out for being a spammer for 600 seconds (why not say 10 minutes? sounds odd that way!). With the stated reason, I posted twice withing 60 seconds. guess from here on need to post once, and go get a beer or something before doing something else on the site!

It was intended to be "not user friendly," at least for awhile. It wasn't just fighting spam in the ordinary sense. We had a period of time where new members were joining at the rate of 3 per minute, and posting spam comments/threads at the rate of 250 per hour. This all happened in the wee hours of the night, so I had to set an alarm for 2am, get up and clean up & shut down posting, go back to bed, and get up by 5 am to clean up new spam members and monitor, and open up the forums, then continue on for a full day. Folks, I. WAS. EXHAUSTED. So, if legit members couldn't post more than twice in a minute, I was OK with that to save some sanity. It seems like we're through this wave, so I've loosened the restriction, but WHEN it happens again, I'll have to tighten it up again to limit the damage.

These spam waves happen to every forum on the planet, and it's just part of the job, so I'm not looking for a standing ovation - just understand that when we implement these restrictions, it's completely out of necessity and not because we don't want you to be able to enjoy the forums.

If you divulge the names of these fraudsters I’ll bet the legit members in here can take care of this annoyance for you so you can get your beauty rest. It probably won’t be legal but at 3 AM who would know?

Any possibility of setting a tight restriction on *new* account posting? Maybe, after a year, they can have the restrictions lightened once they start paying dues like the rest of us. o:)

Good news on the project front. Totally random today the stump person from the tree guy that cut my trees down at least 2 months back showed up today. I’ve been ghosted by them (I thought) for ages and had given up on the showing. But glad to have them gone, since that is really not something g I could do myself

Congrats on that job being done, stick!

I spent a couple of hours yesterday battling with a massive root from the trees we had removed about four years ago. They did the stump grinding, but that only takes care of the core, not the branching roots! As we have been digging up the front yard like a couple of groundhogs, we find lots of these roots in various states of decay.

Well, THIS root was a doozy. I mean, it was a good 8-10" thick, and there were two so tightly pressed together that they had bonded in a couple of spots. I was chopping at it for nearly two hours before I finally got it out of there (in two pieces). While I only needed to remove a section about 24" long, the two were so heavy (together) that my wife and I could not move the tote into which we had piled them. I ended up moving each separately with the wheelbarrow.

I find it hard to believe that a forum that got spammed to the extent described would result in any monetary gain for the bad guys. What kind of bait were they dangling? Or was it something non-monetary?

I watch of finance (retirement stuff, "just because") videos on Youtube, and every one quickly has a bot string where one "poster" mentions how much money they made with a magical advisor, then others chime in asking who the magic person is, and the OP names them (always 3 names) with the others claiming to know her, looked her up on Telegram and made an appointment, etc. Always in funky English. The funniest part is when a real person starts talking to them.

We have something like that, but it also completely squashes participation from new members. People are used to getting instant gratification online, and they'll just go elsewhere if they need an answer. I did have that extremely annoying "browser check" verification feature on for anyone who joined less than 36 hours previously. Not sure if it helped.

For those curious - they're almost all in Asian countries. I've banned just about every IP range exclusively used in those countries, but of course, free VPNs (which I've also banned a ton of - tough luck for privacy enthusiasts) allow them to get around that. DataCamp & PacketHub can burn to the ground. How the scam works: in this case, it was almost all travel/airline related spam - see screenshot. What they do is post a bogus customer service phone number. People who call end up being asked for a credit card number, and you can guess the rest. They don't need very many people to bite in order to have their efforts pay off.

Anyway, these attacks generally come in waves, so hopefully we won't see them again this calendar year.

We understand the issue and appreciate the hard work you’re doing.

Maybe I’m naive but if I assume that these spams are promoting some commercial product, is it really productive for the company that hires them? I mean, getting potential customers angry because you screwed with their entertainment doesn’t seem like a good way to generate revenue. (OK, I read further down and these are just plain old credit card scams. I’m surprised that people still fall for these.)

Someone sold my email address to spammers awhile ago and I have to spend time deleting the junk every day. Not only will I ever do business with any of the spam companies but I no longer use the company that I suspect sold my info.

I don't answer calls from unknown numbers unless I'm expecting a call... I own a rental property out of state and someone has put me on a list they sell to wholesalers. I know when I get a call from that area code, it's someone asking whether I'm interested in selling.

"We weren't able to connect so I am following up for the last time. Your personal loan is approved and set for $63,000 on a 60 month term with no origination fee. Before sending out the contract, we need to talk to you if you are available now, press two to connect with the underwriting..."

OMG - you too? It’s awful I get the same ones

Yes. They call my home number and my cell phone number constantly. At least 3-4 times per day.

Decades ago on another website there was a guy who had diabolical skills that he used from time to time. One of the most infamous incidents involved a high school kid who ordered some car parts from another member, didn't pay and then basically bragged about it. The guy with the diabolical skills manipulated some emails and had the kid thinking that nude pictures of the kid had been sent to the school principal on the kid’s account and on top of that had made it look like the principal had replied- none of which had actually happened. Well, the kid going to the principal and apologizing for the nonexistent pictures DID happen…

Was this here on Edmunds? There is an airline discussion somewhere here? Who knew?

Yup. The first day it started I woke up to 650 new discussions that looked exactly like that. The only airline discussion is this discussion, where everything is the topic of conversation.

Yep. No bueno. The next couple of days we were on guard and was better prepared to deal with it. It helps that I’m two hours behind @Kirstie_H and @kyfdx, and caught the posts a lot earlier in the evening.

Not sure about anyone else here but I'm excited for the next Thursday Murder Club book about to be released.
I still have the last one to be read yet.
Also, just bought Hotel Ukraine, the latest in the series of Inspector Arakdy Renko series.

I get texts from the spammers "Do you want to sell XXX"... 9 times out of 10 I just delete and report spam. Once in awhile if I'm bored I will keep them going for a day or so with tons of questions and off the wall things. They don't read what you are saying and you can tell it's scripted.

Recently I had one and my convo went something like this:* What are you offering?

    • We pay fair market value.

    • I'd like 2.7M (obviously impossible)

    • Sure, we can work with that. How is the condition

    • It's perfect - the squatters have only been there for a year or so and the roof really only leaks when it rains

    • Anything else I should know before we lock in our price?

    • Well - to be totally honest with you, the heater hasn't worked in 12 years and every pipe is frozen so there is no water in the home. The squatters have to do what they have to do for bio breaks.

    • Great! Please call us at xxxxxxxx to set everything up

See… I actually give them honest answers and a not insane number and they give up on me.

    • You looking to sell [your condo]?
    • Sure! $350k cash. Close as soon as you want.
    • Oh. So are you firm on that?
    • Well, yeah, you called me, remember?
    • OK. Have a nice day.

Haven't read any of those, but I'm on the last book of the series I'm reading, and desperately seeking another series to start, so I've put those on my wish list. I swear, the older I get, the more my book-buying budget outpaces my going-out budget.
