That's a shockingly common fact pattern (tennis instructor--I guess I chose the wrong profession). That, and the alimony/maintenance so long as they aren't remarried or cohabitating (which is somewhat impossible to prove so long as the tennis instructor maintains a separate residence).
After a couple of weeks of R&R, plus getting over a winter cold, the step daughter broke out the cans and brushes and painted my office today - the last full room that needed to be done.
So, fresh paint on the walls and trim, but no art has been re-hung yet. There is also a new bookcase that will need to be assembled so I can get my office put back together later this week.
Everything from the office is currently packed away in about a dozen various sized cardboard boxes, which I'll have to review/purge before they go back.
No painting here but we did redo my wife’s office for the start of her new job.
We gave my son the desk she was using (had a large hutch on top that she never really liked) and got a new sit/stand motorized unit. I bought a nice dual monitor stand that attaches to the desk and frees up room too. She then bought some new decor and I hung it all up. Came out really sharp.
Room also has a nice daybed for company if needed. She is very happy with it.

Plumbers came back out yesterday and cut another hole in the garage ceiling to get access to the shower plumbing to figure out where the leak was. Man was that bathroom laid out poorly in terms of access. But they found it. The fitting on the cold water line (that connects the PEX hose to the shower valve) had a hairline crack letting water leak out just a little. Apparently it was a bear to replace due to tight access but it is done. Now just need contractor back out to replace insulation and drywall that got wet or removed. Will be nice not having holes cut out in my ceiling.

————————————————- I take it that the leak was at the female solder fitting on the shower valve body inlet where an adapter was used to transition from solder to PEX tubing. If that’s the case the plumber didn’t use a shower valve that was manufactured with PEX male stubs that could be crimped to the PEX tubing. That’s just downright poor plumbing when you know you’re plumbing the house with PEX.

It wasn’t a leak at the connection. A tiny hairline crack in the fitting itself that he pointed out but I really didn’t see. Probably a manufacturing defect? But seemed to have nothing to do with installation and it was the correct component.
They did pressure test the whole system before the walls were closed up and all was fine. So likely was something that failed after some use.
But seems fixed now (and plumber said it was something he hadn’t seen before so pretty rare). And most importantly, I did not have to pay for it.

———————————————— I remember when PEX first became code acceptable in my area and plumbers laughed at it. Now, they use it all the time. A plumber we’ve used to do the heavy work like when concrete floors have to be opened up for installing new drain lines said he remembers when plumbers laughed at the use of ABS and PVC being used for that purpose. Now, that’s all they use today. Why use a material like cast iron that is prone to rusting when you can use plastic that will never rust? PEX was used in Europe for about 20 years before it became acceptable in the USA. There will always be changes in new technology/materials. So, when times change people need time to change too.
I doubt any of us want to go back to the days when doctors treated pain with aspirin and surgery was a real hit/miss proposition.

It was copper when we moved in and when I turned on the valve in the basement, I found out they apparently left it on one winter and a crack of several feet developed. I replaced just that line with pex.

Dealers probably love it. A tennis friend had his auxiliary battery changed in his Mercedes....dealer cost would be $400. He got one at Advanced for $75 and they installed it for free.
The auxiliary battery also went in his JEEP. It can't be reached without major work, they had to take off the fender to get at it....cost almost $500. Since then he got rid of the JEEP.

CPVC is only approved for A/C drains as far as I know. There are some instances you can use PEX for heating, but it is very limited applications. It is illegal for hot & cold water lines because the rats will chew right through. Even PVC pipe is only allowed to be used here for buildings 3 stories or less.

Interesting.....I do see it happening, and actually a lot of American Snowbirds are selling too. Some were hit with large bills after the hurricanes, insurance rates have gone up a lot or aren't available. People are tired of hurricanes. The Canadian dollar has sunk, it costs $1.43 Cdn to buy a U.S. dollar. When we bought 12 years ago the Cdn dollar was worth 94 cents U.S., today is is just below 70 cents. Our Florida place has doubled in price in 12 years, and if we sell we will cash out in higher value U.S. dollars. 1000 people a day were moving to Florida, they still are but now about 500 a day are leaving. We have U.S. dividend stocks so the income from that pays for most of our expenses. We are 33 ft above sea level and inland, which offers pretty good protection. I am not quite ready to give up the Florida lifestyle for the winter. It was 72F here today, and 25F back home...with a few inches of snow. Good article....thanx.

I think it is silver. Not sure what the technical name is but he left the old one so I will snap a picture of it later.

Some were hit with large bills after the hurricanes, insurance rates have gone up a lot or aren't available. People are tired of hurricanes. The Canadian dollar has sunk, it costs $1.43 Cdn to buy a U.S. dollar. When we bought 12 years ago the Cdn dollar was worth 94 cents U.S., today is is just below 70 cents. Our Florida place has doubled in price in 12 years, and if we sell we will cash out in higher value U.S. dollars.
1000 people a day were moving to Florida, they still are but now about 500 a day are leaving.
We have U.S. dividend stocks so the income from that pays for most of our expenses. We are 33 ft above sea level and inland, which offers pretty good protection.
