The difference between TSRP and MSRP all comes down to the addition of delivery, processing, and handling fees. At the lowest level, Base MSRP, you only get the price of the vehicle if it was sold as is. MSRP includes factory and/or distributor installed options. Where TSRP includes all the prior and delivery, processing, and handling fees. This price will vary by dealership based on location and distance from delivery ports or the nearest manufacturer.
TSRP (Total Suggested Retail Price) is a way of fully encompassing the price that is paid by the customer. TSRP has been displayed on window stickers for some time now, but Toyota finally made the decision to include it on the online listings. This change has left many consumers confused, wondering why they would make this change. Simply, it is a way to be more transparent about pricing that may not have been as clear before.

Get the actual adjusted CAP cost. I don't see the lease acquisition fee. No telling what else has been added, either.

Yea i dont think these guys are looking to deal. I asked them to remove the trade and they repeated there are no other add ons. I already told them the taxes shouldnt be on there as its in the monthly payment and there should be an aquisition fee included. Wish these guys werent so shady. Waste my time when i drive an hour there to continue the back and forth. This is their offer at msrp, or so they say.

All those numbers seem correct. Upfront tax is on taxable items paid upfront. (acq.fee and CAP reduction, for sure). I get the same payment with that adjusted CAP.
The Due at Signing section is done incorrectly. The sales tax and the first payment are listed, but they are also in the inception fee total. The total amount Due is correct, but it's just listed incorrectly.
@Kennyg19900 $2000 off seems reasonable, though this unit has a higher MSRP than the one on the other quote. Also, it looks like you are getting Tier 1 rate, rather than Tier 1+.
You are likely using the $2000 upfront as CAP cost reduction in your calculations, but in actuality, only $125.34 goes to CAP reduction. The rest goes to the first payment and the inception fees that are listed

That makes sense. The inception fees are closer to 1350 so it threw me off and i thought they were counting it twice. So 471 with 2k off is right. Getting a trade in as well. Hope it goes well. Aiming to be sub 400 for this client. I was not including the inception fees in the monthly depreciating amount. I thought that should be separate but it makes sense that the 2k disappears when you add it to the fees anyway. Thank you for helping me clear that up! Just leveled up my lease hacking game!
