2017 QX50 lease question

Could you please look at the numbers: the dealer is offering 2017 QX50 with premium, premium plus, touring, technology, .00003 MF, 12K/39M. MSRP: $45995, not sure about final selling price.
$390/month (6.25%MA tax included) with $1800 Down (First month + Fees)
Is this a good deal? Thank you!

    .00003 MF and 52% residual

    We can't check calculations without the selling price and adjusted CAP cost, but that seems reasonable, relative to MSRP.

    I got the numbers from the dealer: MSRP - $46,100 sale price - $38,544.46, residual value - 52% and money factor is 0.00003. 39 months 12K. They want $1776.75 total due at signing (covers first month, bank/acquisition fee, registration, plates and documentation fee) and my monthly payment would be $399 a month including MA 6.25% sales tax. Is this a good deal?

    I get the same payment with those numbers.

    I'd restructure it to only pay the first payment and registration / plates, and roll the doc and bank fee into the payment.

    Less up front (and, won't be at risk for loss if the car is stolen or totaled) in exchange for a higher payment.

    Only way to improve on the deal is to negotiate a lower selling price.
