Yes, the $795 charge seems egregious for an EV; work to have it removed, unless they can explain why it's necessary.
Regarding the Annual and Initial fees, just keep asking questions until you are satisfied with the answers.

The Disposition fee is only paid at the end of the lease, if you don't lease another car of the same make.

Let me try to explain:
You can choose to pay the fees separate from the calculated one-pay amount, or add them into the adjusted cap cost, then calculate the one-pay amount.
If you do the latter, then rent charge (interest) is calculated against the fees, as well.
There is no cap reduction on a one-pay lease - you're making all the payments up front, at one time.
