What are the MSRP and selling prices?
Is all of the $3200 going to fees, taxes, etc, or is some of it being used as a cap cost reduction.

X5's are expensive to lease, as they are very popular.
The base MF is .00129 and the 36 month, 10,000 mile per year residual is 59%.
The base acquisition fee is $725; we do not recommend putting any money down (other than up front taxes, fees, etc.).
Use the pricing tools at the top of the page to help determine the best selling price, then make that offer (or whatever you are comfortable with) to the dealer. We can help model a payment once we know what the selling price is.
Are there still 2014 rates 36/10k for X5 xdrive? I also read on a BMW forum that they were bumped 2% this past Saturday, October 25. Is that true?

While mid-month updates are always possible, it wouldn't make much sense for BMW to alter the residual. Mid-month incentives are usually in the form of dealer/lease cash.
Either way, it's doubtful we would hear about it.. The current program runs through Friday.

I told them that we could apply $4k of the remaining trade in value to what is due at signing which would leave me with $11k in cash. Lots going on here ...
Dealer is inflating the MF for extra profit. Ask for the .00129 MF and find a different dealer if they are unwilling to negotiate.
Not sure that you have $15K of equity in your lease .. head over to the "Real World Trade in Values" discussion for an honest appraisal, and call your current lease finance company to get a buyout value.
If you have $3K in unmade payments, you still have to deal with the residual value of the car as well. This may eat up any equity you may have.
With the MSRP and selling price you've provided, and using the base MF of .00129 and the 58% residual, I calculate a pre-tax payment of $872.77/mo for 36 months.

Unless there is an error on the web site, $669 would indicate that there are other incentives, lower MF, or higher residual around 62%/63% - While I have not yet looked at the other series, all the X5 seem to have this variance of ~$75 which equates to 3-4 points on the residual.

The numbers I quoted above are for the 36 month, 10K miles per year program.
.00130 MF and 59% for all but the sDrive; add 1% for that model.
