    Man, that makes absolutely no sense to me either. Anyone that has the skills to install a AC/Heating system, can surely master what it takes to install a toilet wax ring. It almost sounds like a union shop where a plumber can't install a switch plate cover. :o

    You would think he would tell you to only use the one good not leaking toilet...I assume both didn't start leaking at the same time.

    And, I still am wondering why your brother traded in two very new BMWs for a Mercedes. Not saying or thinking a Mercedes is better, but, there must be a reason. $8000 is a huge difference....i would drive to Orlando to save that kind of money.

    It’s not at all amusing to me to remember trying to pry those cubes out of those damned trays! Or remembering the chore of manual defrost. I have no wish to go back to those times!

    Unscrew Bolts
    Lift toilet off seal
    Replace wax ring
    Lift toilet onto seal
    Tighten bolts

    It took me 4 years of study at Plumber's University to learn that. :p

They wouldn't give him decent trade values for the 430i and the 740i.

    Since I am not in the market for a new car (nor do I expect to be in the market for quite some time), I am not going to have to drive all the way up to Orlando anytime soon. B)

    To save $8,000 I'd drive to Orlando from NY.

    You left out the last step: Try to figure out why toilet is now leaking worse than it was before.

    Interesting story on the news up here about a growing number of exploding sunroofs in newish cars. Hyundai and especially the Santa Fe leads the pack here in that department.

    If that scooter can go over 30, you'd need an endorsement in my state. Of course, no endorsement is needed for a 42' motorhome, numerous box trucks, overcompensating lifted bro trucks, 1000hp supercars, towing gigantic objects, etc.
    I think anything over 50cc requires an endorsement here in WA.

    That is true here in CO, as well.

    Years ago, my wife and I bought her sister a scooter (she lived in Denver and didn't have a license, so it was pretty perfect for her).

    Now, however, she lives in Colorado Springs, and - voila! - she has both a license and a car. I haven't seen it, but was told it was an older Subaru (early 00's, I think).

And at the prices now (less than a grand), if I get 10 reliable years out of if, fine by me. Though I hope to be out of the house before then, and really want the appliances to go with it!
    Our Kenmore (LG sourced) does that with the ice.   It’s getting worse and I think it may be time for a service visit.  It is about six years old now.

    Same here in Kansas. Requires special Drivers License and would have to be titled, insured, etc. My plan is not to ride it, but sell it. Might buy a nice electric bicycle with my profit.

    While talking plumbing.... here is a tale @nyccarguy can relate to. 

    At one point during our remodel we would have been left without a bath unless our new one was made to work during construction.  We achieved this with using old our toilet in the new location and a new laundry tub as sink.  Yes we were in he**

    During this process the plumber installed a Moen all brass shower/tub valve (the good stuff from the plumbing supply, not HD / Lowe’s).  It worked fine but the trim kit was bright chrome and that wouldn’t work for us.  Everything is satin nickel.  

    Upon final install we noticed the overflow and drain were still shiny chrome.   We asked why they weren’t changed and the plumber said he wasn’t provided with the pieces.  I explained to the GC it was unacceptable....

    Apparently the overflow/drain assembly piece behind the wall was made by AB&A and no one local sells the new trim pieces.  I spent some time trying to source it today and found the last satin nickel one on Amazon. I’m praying it actually ships.  Nothing is ever easy.

    when we did our remodel, I ended up getting most of the stuff (plumbing fixtures, tile, etc. What a hassle some of that turned out to be, but I guess if I had to do it through the contractor would have just been a different type of hassle.

    Yep, I think it is 50cc or 30mph. I don't disagree with it, but I find it sadly amusing that more dangerous vehicles require nothing but fogging a mirror/getting a license from our newly privatized testing system.



    I think anything over 50cc requires an endorsement here in WA.

    It’s a royal PITA, that’s all I have to say.   We ended up sourcing a good bit of it ourselves.   There was an allowance for fixtures that will just credit back at the end of the job, which with any luck (with the exception of my mom’s shower door) will be wrapped up this week.

    Would a single person other than you notice Chrome over nickel in just that spot? I can see faucets, but, really, just enjoy your remodel. I’m dreading ours. Keep putting it off.

    Same with me, the allowance was in the quote but I wanted to choose my own stuff and ended up buying most of it. Even that became a hassle. The ceramic tile for the shower was available at HD for around $2 sq ft but I thought it looked a bit cheap, so I found something at a local tile store from Italy for $7 that I liked better and bought that. It had to ship from a warehouse in Toronto, took a week to arrive. When it came the contractor called me from the warehouse where he was picking it up and asked me if I had ordered 24"x24" tiles - I hadn't, but that's what came. So we waited another few days for them to ship the right tiles. When they were being installed they discovered many of them had a pillow effect, essentially a slight warp where the center of some tiles was proud of the edges. I complained to the retailer, they claimed that is normal and happens sometimes. For $7 a sq ft I would expect better, but the shower was partially done by that point so the contractor had to cheat it as best as he could.

    I had spec'ed a glass shower door but was talked out of it by the plumber, who said he had one and hated it because it needed daily cleaning. He suggested I try a rod and longer shower curtain for a while. I did, and I think I prefer it, though I am using a tension rod which doesn't want to stay up so I will probably buy a permanent one.

    we did a lot of inside work, and even with doing a lot of planning/designing/sourcing ourselves, it was fun. Mostly. I am actually looking forward to doing something major when we finally move. Either a major gut/remodel on an older place, or build new. Neither may happen depending on where we go and what options we find, but definitely on the table.

    I've never utilized a contractor. We've always just bought our stuff and I install it. Only done 3 bathrooms and 2 kitchens at this point, but all were relatively successful endeavors.

    Wouldn't work for us; we took out a load-bearing wall to put in a breakfast bar.
    I did use that as an excuse to upgrade the primary HTS to 7.1- that was 100% DIY.

    PM me, I think I have Brushed Nickel trip lever plates in stock.  

    FWIW - trip lever face plate & trim pieces are pretty much universal.  

    If you want to get creative until the new piece arrives, ask one of the plumbers if he has a 3M Scotchbrite Pad (used for cleaning copper pipe) & rough up the chrome trip lever face plate you have.

    Plumbing and refrigerators:

    We remodeled when we moved into our current house in 2001. We replaced all the fixtures (in the showers, tubs, sinks) with new ones from brands Jado (now discontinued) and Grohe - the more expensive stuff. In 16 years not one of those faucets has leaked or needed any work on them other than tightening screws on handles, etc.

    We have a refrigerator in the garage that was purchased in about 1983. It's frost-free but single door each for the upper freezer and lower refrige sections. It runs great and has never been serviced.

    In the home we have the fridge we purchased when we remodeled in 2001. It has double doors and icemaker/water in door/etc. It's been serviced twice. And the other day the cold water in the door quit working, the hose had busted under the bottom of the fridge and water was pouring under the fridge whenever you pushed the water valve on the door. I had to fix that, the plastic hose had snapped under the torsion of the curve after so long.

    Thanks for asking.  The Pilot got a clean bill of health from my mechanic after he installed a new sensor & cleared the codes.  All in all, not too bad.  $235 for the sensor, labor, oil change, & tire rotation (I provide the oil).

    Tire update -

    In June we put new tires on the X3 - Michelin Primacy MXM4 run flats. The Goodyears were toast (roughly 40,000 miles on them) and had to stick with run flats as there is no spare or jack, nor is the room for them.

    Shopped around and went with Costco - they had to order 'em in as they don't stock the run flats. ~$300 a tire, and Costco includes a road hazzard warranty (which I did not even know as my last non repairable flat was 20 years ago). Fast forward to last week and my wife runs over a good size metal clip of some sort that knifed its way into the tire. Pulled it out, and sure enough tire is flat.

    Call Costco and they are more than happy to order, but I have to come in, they measure the tread, then actually order the tire. I can't really do that as my wife needs her car and driving a few miles on the fun flat is not too bad, driving it for several more days is out of the question.

    So I find the closest discount tire that has the MXM4 in stock, hit them up the next morning and get an new tire. However I kept the old one so I could go back to Costco with time allows.

    I visit Saturday and the rookie behind the counter really has no idea how to handle a guy bringing just the tire in. He offers to order another tire for me (which i would have kept as a back up) but for what ever reason there are no MXM4's in their system. He asks me to come back Monday night and talk to Hector as he will know what to do. I head down there last night and Hector is gone for the day and the same rookie is behind the counter - I can see in his eyes he is worried to see me...again he does not know what to do, but promises me he will write it up and put all the details in Hector's locker so he will call me first thing...I am thinking right, I am going to have to run this down...

    This morning about 20 minutes before Costco opens I am looking up the number and low and behold Hector calls - to tell me he saw the note and he is looking all over for another tire. I tell him - I would be more that happy with a credit = to the road hazard prorated amount. He pauses for a moment, confirms that I have actually replaced the tire with an identical tire and tells me he is more than happy to do the refund.

    I head down there after work and the guys get to work on processing the credit. Measure the tread and basically round it up to 100%! Once they figured out how to process it in the till they gave me 100% back. Discount Tire charged me $335 to mount and balance the new one and Costco gave me $330 back.

    Net net it took some patience on my part, but I am super pleased Costco stepped up to the plate.

    Quick review on the MXM4 - I love them. The X3 drives like a dream on these new tires - way less harsh that the Goodyears. That said this will be the last car that does not have some sort of spare.

    Agreed. Discount Tire advertises that they match Costco. If the throw in Road Hazard at same price I will choose them next time, more locations and way more convenient

    @murphydog - when I had a blowout in my 2011 328xi's OEM Run Flat (not sure what they were), I bought a Set of Michelin MXM4 ZP (zero pressure) run flat tires.  They completely transformed the car.  It did everything better.  Smoother take off, better grip, better wet, dry, & snow traction...

    youre going to be happy with thwm.

He offers to order another tire for me (which i would have kept as a back up) but for what ever reason there are no MXM4's in their system. He asks me to come back Monday night and talk to Hector as he will know what to do. I head down there last night and Hector is gone for the day and the same rookie is behind the counter - I can see in his eyes he is worried to see me...again he does not know what to do, but promises me he will write it up and put all the details in Hector's locker so he will call me first thing...I am thinking right, I am going to have to run this down...

    This morning about 20 minutes before Costco opens I am looking up the number and low and behold Hector calls - to tell me he saw the note and he is looking all over for another tire. I tell him - I would be more that happy with a credit = to the road hazard prorated amount. He pauses for a moment, confirms that I have actually replaced the tire with an identical tire and tells me he is more than happy to do the refund.

    I head down there after work and the guys get to work on processing the credit. Measure the tread and basically round it up to 100%! Once they figured out how to process it in the till they gave me 100% back. Discount Tire charged me $335 to mount and balance the new one and Costco gave me $330 back.

    Net net it took some patience on my part, but I am super pleased Costco stepped up to the plate.

    Quick review on the MXM4 - I love them. The X3 drives like a dream on these new tires - way less harsh that the Goodyears. That said this will be the last car that does not have some sort of spare.

    Wow $335 per tire? That's as expensive as those ultra high performance Pilot Sport 4S that Roadburner was talking about. Makes me wonder if it would be cheaper to buy 5 standard tires of the same design.

    Me neither until now.  This was a fairly large addition, two new baths and a host of other work. If we weren’t so busy with everything we probably could have saved a boatload and done the demo, painting and flooring ourselves.    

    At this point I just want it done!

    There are lots of reasons I don't like RFTs, but, it seems that is the future...probably because of the weight savings and the extra trunk space. But, is it worth it? Finding a spare quickly is difficult. What if you get a flat and you are far from civilization? What if you get a flat while driving on Christmas Day?
    Only better garages can mount them. Then like this Costco thing they don't stock them - you have to wait until the come in. And, if the tread is off too much you have to buy 2 new tires not just replace the damaged ones. I don't think they last as long, they don't ride as well, and my Goodyear RFTs keep turning a reddish clay color and I have to spray them with black spray.
    TO THE CAR MAKERS - BRING BACK NORMAL TIRES, PLEASE!

    Have you considered that the current video game generation couldn't change a tire even if their car had a spare? One insurance company is running ads that tout their roadside assistance that portrays a clueless teen stuck with a flat that doesn't know what a lug wrench is.

    That's my experience with Costco, too. Sometimes they may not be perfect at first time, but when you stay patient enough and give them chance to rectify the situation, they will. And nobody beats their prices, it's not even close, at least in my neighborhood (I have Executive Card, which I believe now makes it even cheaper - don't remember if it's the installation, or road hazard that's free with that. The only downside is lower availability and the said execution of the road hazard warranty.

    I also use Costco for glasses. I dropped my VSP plan at work several years ago and just went with straight Costco pricing. It beats VSP, when you factor the premiums.

    With a large project, you are better off. You've encountered a few problems along the way and just tell the GC to handle them. When I have someone come work in my house, I always tell them to give me an estimate minus the plumbing work and materials. I tell them that I'm in the plumbing supply business and am very particular about certain materials and the plumbing workmanship. I tell them that my plumber is licensed, well respected, & one of the largest in Fairfield County. I then tell them that if there are any delays in the project due to plumbing issues that it will be on me.

    I'm just not sure what I'm going to do next time a big project comes up. I have my plumber. I have a painter/demo/sheet rock guy who is a complete perfectionist and I trust him to be in my house when I'm not home.

    I don't have a carpenter or reasonably priced electrician, so using a GC might come in handy.

    Now I know very little about Mustangs....but, I like them. I wouldn't mind owning one as my 3rd, 4th or 5th car, just for the fun of it!
    But, $118,000 for a Mustang!

    In 5 years, what will that car be worth.....25% of current price or will it go up!
    I think I would chance the stock market more than the Stang.

    When is the last time anyone had a flat tire? I can’t remember — maybe a nail puncture back in the early 00s? And that was discovered in my own garage. With roadside assistance does it make sense to carry a full size spare anywhere?
