    @Michaell,
    How much are your annual property taxes? That house is $10,218, soon to go up again.

    Whooo! That amounts to $851.50 per month, just in taxes. I have never had a mortgage payment that high, not even including taxes and insurance. You don't want to know what I pay in property taxes here, you would probably cry. I know I would cry if I were paying $10k a year in property taxes.

    I wouldn't cry at all. My heat still works when we have a snow storm. ;)
    We have been through several hurricanes and tornado's, too.

    I spent the past 3 days in Nashville at a seminar on accident reconstruction that was geared towards police and prosecutors. You might recall that I went to the same course a couple of years ago and a car used in a staged accident recreation almost t-boned the 2er. This year the staged accident was car vs. bicyclist so there was no danger to my car. The primary speaker is just brilliant, but he’s able to communicate the information in a way that’s easily understandable.
    He spent quite a bit of time on so-called “experts” who sometimes charge hundreds of thousands of dollars to do nothing more than attempt to mislead the judge and jury.
    Although I would have to say that it’s not hard, as very few attorneys or judges know anything about cars or vehicle dynamics.
    When I was a judge I once had to explain the concept of the friction circle to two attorneys who had not the slightest clue about what was going on. In another case a civil defendant in essence testified that the plaintiff’s car covered 1000 feet in 2.5 seconds. I told the plaintiff that I didn’t mean to offend him, but that I seriously doubted that his Cavalier wagon had a top speed anywhere close to 273 mph. Had the plaintiff’s attorney made a similar time-speed-distance calculation?

    I averaged 33 mpg on the way home, driving about 9 mph over the limit on I-65. But once I exited on to the rural two lane that leads to my home I encountered a Town Car being driven by one of the individuals below:

    But Times have changed. Now it's more likely to be a Toyota or a CRV/Civic.

    That amount is quite common in NY cities for houses worth $100k or less.

    Trying to place grandpa's car, looks like a 59-60 Olds perhaps.

    Actually the Hudson River is a tidal estuary. This means that it doesn't have tides it's just that for a consideral distance inland it is at or near enough to sea level that high tides in the ocean it empties into pushes water up the river.

    Yes, that is big. However, they are counting 700 sq ft in the basement, which you usually don’t do.

    Property is way smaller than mine, but that price is cheap compared to my neighborhood, and I pay nearly double those taxes.

    The square footage list in the basement is the finished area. The actual basement footprint is larger.

    Where we live, realtors aren't allowed to quote even finished space in a basement as square footage.
    Our house is about 2200 sq/ft, with 1100 more finished in the lower level. Would still quote as 2200 sq ft

    Our SF was broken out between above and below grade. 3100 up and nearly 1200 in the finished basement. The finished basement is a significant percentage of the whole home. May not “count” but if you are buying it makes a big difference.

    Where I live there are no basements. If you attempted to dig down 10 feet, what you would have is a swimming pool. Or more like a watering pond for your cows.

    There were a few waves of immigrants from Ireland over the years. I know my line of the family came over in the late 1880’s, as a cousin has the Ellis Island paperwork.

    Actually, the Hudson has real tides as far north as Poughkeepsie which is the maximum point that salt water from the ocean comes up the river. We had ice cream at Salt Point the other day to mark the location.

    Regardless of the mechanism, water level goes up and down as far north as Troy.

    From what I understand if any part of the level is underground it’s not included in the SF of the home. So if the front of the basement is underground and the property slopes to allow a walk out it’s still not able to be counted.

    Got a call from my grandson (the baseball pitcher) yesterday. He’s flying in to see me from California next month before he starts college at UC San Bernardino in August. We might drive up to see my brother since he’s never met my grandson.

    He has been working with a pitching coach and trainer who works for a major league team (cannot divulge which team) several times a month to strengthen his elbow cartilage and tendons and his upper body. He works out every day. He’s very excited about getting into a Division II school and NCAA.

    At least he has a plan B in case he doesn’t get drafted - kinesiology and sports training.

    500K house only 30K over ask? Man, here a 150K tiny cottage will go 50K over. My grandma's house brought nearly 100K over ask (house still has redfin/zillow estimates under the purchase price - someone is playing the long game, perhaps, but at least that means probably sold to an owner/occupant and not a flipper).

    Yugo GV entered the US market for MY 1986, existing until 1992 (I suspect no more than a handful were sold that late). There was also a sport model and convertible, the latter especially rare.

    Yugo original base MSRP was $3990, and there was an even cheaper competitor:

    See the ebony area near the center console.

    That area had lots of smudge marks. I tried Windex and that cleared off the smudges but left water marks where the Windex left permanent water marks. Next I tried Turtle Wax....F1 Formula of something.....that did a much better job but sure not perfect. Any ideas?

    I actually have one of those....I will try it! I love the interior....hard to beat the instrument panel....hard for me to sell this car.

    From my experience, never use Windex in a car. I have good luck with distilled water with a microfiber cloth.

    I just dusted my car yesterday. I just dampen a microfiber cloth with cold water and use that. does a good job getting the smudges and dust off, without any worries about chemicals or residue.

    Replace it with wood to match the dash. Seriously, that's the solution many have used on a couple of W213 groups I read.

    I think for 18 or 19 they replaced the "piano black" nonsense with wood for the console area.
