Fairly topical as we get into the peak of hurricane season... it's in Zone A for evacuation purposes, but just high enough that it would take A LOT to get water up there.
Maybe its all hype but Hurricane Ida is expected to become a historic Category 4 storm for Louisiana. People along the coast have less than 36 hours to prepare. Fè atansyon.
Why is it historic? Not to minimize the seriousness of Ida but the media’s overuse of terms like ‘historic’ seem similar to the overuse of terms like ‘bombshell’. Sensational rather than descriptive.

The 2023 Nissan Z400 in profile, not much different from earlier iterations. Yet, the interior is as modern that a car can get, except in my opinion there should be an electrified version. At $40k it is a bargain compared to the 20-year ago price of $27k.

Bottom line to me, as a meteorologist, is it's potentially making landfall as a Cat 4 storm, and even if it doesn't, it's a pretty good bet to be pushing Cat 4 storm surge into that section of the Louisiana coastline. I'm not sure what it takes anymore to scare people into evacuating when they need to, but this is a case where I would be looking for any possible way to get the message across, if that was my area of responsibility.

I do think it was pricey, but the market is what it is. We were one of 3 offers made between Fri-Sat, with 5 more showings scheduled today (Sunday). Crazy out there. And, I do believe, looking over the sellers detailed notes, they probably put $50k into it. So $150k invested and $225k selling is 50% over 4 years. Great for them, and not unheard of. Not to mention, in the end, the most important thing: happy wife.

We lived in New Orleans from 1968-74. Dad worked in the oil and gas industry and frequently flew out to the oil platforms in the Gulf of Mexico to supervise various projects such as the laying of pipeline. We hunkered down in our house for hurricane Camille in 69, I was 10. Days after the hurricane dad flew by helicopter over the area including the Mississippi and Alabama coast. That made a real believer of dad, no more hunkering down in the house to ride out the storm. Evacuate! Had Camille hit New Orleans as originally forecast, I doubt I’d be here today. My thoughts and prayers for those affected by this storm.

We are, yes. Mortgage will be pretty small. I had a property manager work up an income estimate based on location, etc. She estimates, on the low side, we’d clear $5k/yr above and beyond all expenses and mortgage. Honestly, we’d be tickled if we netted zero.

What makes it hard is you have to broadcast worst case scenario. But, if that doesn't happen and it probably doesn't 50% of the time...it's like the boy crying wolf. What gets me is The Weather Network said 20% chance of rain today, Mrs D100s site...I think Accuweather said 70% chance of rain. Maybe those guys should get together once in a while.
Also, do they say 20% to CTheirA's so that in case it does rain they can say you were in the 20% zone?

I remember 20 years ago sitting in a dealers showroom while buying a used car and there was a 350Z. The salesman saw me staring and muttered “rich man’s toy”. The sticker said $35k so I guess it had a few options.

For those not familiar with popular southern restaurant, Waffle House has been known for staying open 24/7, regardless of extreme weather.
The restaurant's reputation for remaining open resulted in then-FEMA Administrator Craig Fugate coining the Waffle House Index in 2011. When a tornado hit Joplin, Missouri that year, two Waffle Houses stayed open despite the tornado that caused $2.8 billion worth of damage and killed 158 people in the area.

When you mentioned Waffle House I could help but remember when we went to Myrtle Beach 2 weeks ago. For breakfast on Sunday after we got there on Saturday, Grandson #2 wanted to go to Waffle house since he had heard so much about it. I went with Son #1 and my grandson (nobody else wanted to go) so he could experience it. His father talked him into getting grits instead of hash browns. After we finished I asked him how he liked it and he said, "except for the grits it was fine. I don't know why everyone makes fun of the place".
Later in the week for lunch he wanted to get another item on his bucket list crossed off so he went to Bojangles and brought back chicken sandwiches for the crew. That was actually pretty good, not as good a Chick-fil-A but no real complaints from anybody other than Grandson #4 thought it was a tad spicy. That's the reason why I liked it.
Kids today grow up fast. That was my first Bojangles experience. I'd do it again, no problems.

Back in 1978, I was flown down from Chicago to New Orleans for an interview for a high school principal in their parish. They were looking to import midwestern educated and experienced administrators to improve education.

We used to live on the West Bank where Gretna is located. Our area was called Old Aurora. Our house was about a mile from the levee. When the river was high, typically at the end of winter when all the snow volume came down stream, we could see the ships going down the river from streets near by. We did not have a drain in our backyard. We did have water lapping at the front door step several times yet no water in the house. Friends across the street told dad all the houses flooded a year later, dad’s new job had taken us to England.

That is why I don't get people complaining about getting warnings. Sure, sometimes it will not be that bad but as long as there are decent odds of a deadly outcome, you really should prepare for that. If it doesn't happen, great. If it does, at least you got to safety. It doesn't happen that often so not a big imposition!

Wife and daughter went to checkout a couple of houses today. First one, a condo suggested by my wife, was nice but no basement(I already knew that because it wasn't listed in the description) and front faced north, a non starter for me. Second one was a model for a dev that has a few lots left. Neighborhood was strange, several large apt buildings on same street, and close to the interstate. I do like the builder better than some others. The same house in the next town east was another 180K. Have to start somewhere.

Lived in New Orleans for college and went through a couple of storms. It wasn't pretty! We took our cars downtown and parked them in a parking garage just in case it flooded around campus. From what I've seen today, Ida came through with so much power, it's going to take weeks to clean it al up. Reminds me of Wilma coming through here in 2005, we were without power for 9 days and it was AWFUL!!! Irma in 2017 wasn't as bad but power was down for 4 days and we were lucky enough to find a hotel room in Miami that had power and food. Hurricanes are no laughing matter folks... know we take them seriously, very seriously!

I can see it now. Family drives 500 miles to escape the hurricane. The hurricane isn't too bad.....turns into a storm, no property damage. Family is really mad, they drove all that way and their house is still standing when they return. We did all that for nothing !

One year when we drove to Florida the only place open for dinner on Christmas eve was a Waffle House in Georgia. The smell of cigarette smoke was stronger than the smell of the tasteless chicken dinner. I think I would rather starve to death!

Just a couple years ago the 370Z base model manual had a $29995 MSRP (plus freight) here in Canada which I think was a bargain for a fun spare car. New one looks nice, should do well.

When you mentioned Waffle House I could help but remember when we went to Myrtle Beach 2 weeks ago. For breakfast on Sunday after we got there on Saturday, Grandson #2 wanted to go to Waffle house since he had heard so much about it. I went with Son #1 and my grandson (nobody else wanted to go) so he could experience it. His father talked him into getting grits instead of hash browns. After we finished I asked him how he liked it and he said, "except for the grits it was fine. I don't know why everyone makes fun of the place".
Later in the week for lunch he wanted to get another item on his bucket list crossed off so he went to Bojangles and brought back chicken sandwiches for the crew. That was actually pretty good, not as good a Chick-fil-A but no real complaints from anybody other than Grandson #4 thought it was a tad spicy. That's the reason why I liked it.
Kids today grow up fast. That was my first Bojangles experience. I'd do it again, no problems.

Back in 1978, I was flown down from Chicago to New Orleans for an interview for a high school principal in their parish. The interview and subsequent job offer was exciting and financially optimum compared to what I was earning back in Illinois. They were looking to import midwestern educated and experienced administrators to improve education.
After the interview and job offer, I was given a guided tour of New Orleans and Gretna (on the opposite side of NO on the Mississippi). The houses were reasonably priced and all masonry construction. I walked into the backyard of the houses we looked at to make sure there was sufficient space for the kids and the dog. I came upon a drain in the middle of each backyard and asked why all the homes had them. The realtors told me it was part of the flood control system mandated by the government (local and State). I asked how often flooding occurs and there was no response that satisfied my concerns. On the way back to my hotel that afternoon, we drove adjacent to the levies at the river and I vividly remember seeing the smokestacks of passing ships and boats “ABOVE MY HEAD”! Very scary scene.
I flew back to Illinois during a tropical storm and did not look back. I was promoted to principal the very next week in my own school district. Drains in every backyard? Ominous to say the least.

We used to live on the West Bank where Gretna is located. Our area was called Old Aurora. Our house was about a mile from the levee. When the river was high, typically at the end of winter when all the snow volume came down stream, we could see the ships going down the river from streets near by. We did not have a drain in our backyard. We did have water lapping at the front door step several times yet no water in the house. Nope! Helped a bit on my right side but left side very painful. Starting therapy tomorrow but my PCP called me yesterday and said he thinks I am going to need surgery to relieve the pain. He told me to try the epidural again in a few months, but the neurosurgeon would be next. Very frustrated! 😩😩😩

First one, a condo suggested by my wife, was nice but no basement(I already knew that because it wasn't listed in the description) and front faced north, a non starter for me.
Second one was a model for a dev that has a few lots left.
Neighborhood was strange, several large apt buildings on same street, and close to the interstate.
I do like the builder better than some others.
The same house in the next town east was another 180K.
Have to start somewhere.
