I think it’s very considerate that they should have a parking spot for a fat guy with one leg who wants to grill. It’s the right thing to do. And the more folks we have in this world that are like that the better off we’re all going to be.

Well…found out why my real estate bid went ignored. Apparently, instead of having an inspection done before putting the house on the market. They found mold. I recalled my bid. Might reinvestigate it again. But, from what the real estate agent told me, the mold remediation will not be cheap. And, she doesn’t know if the current owners can cover it.
Lots of ins and outs on this one. I can’t even imagine how big the mold remediation bill would be that the current owners could not take out a mortgage (2nd?) against the value of the property.

My Mom’s house had surface mold on the framing in the attic due to poor ventilation and very similar conditions in the crawl space. It was not all that expensive to rectify. It was under 10K. They did some preventative work to increase circulation, laid a vapor barrier in the crawl space and then sprayed the mold.
A project like that can work in your favor, if it makes the house hard to sell and you can get it cheap to more than offset the fix. Especially if you were planning a lot of remodeling anyway.

Damn, I hope we can get our deposits back on the U-Hauls without getting a good shellacking. I guess @stickguy can hold onto the drop cloth he bought to protect the bed of his Maverick from getting pizza sauce splashed on it for something else. To be honest we would have preferred a Spring move anyway.

Thanks. I’m unfamiliar with what it takes to get rid of mold. Trying to find out the extent of the issue. If it’s only a few thousand, not sure why the owner is claiming they can’t afford to rectify it?

Entirely depends on where it is and what it’s on. And how extensive.
Often will be in a bathroom and can involve removing all the drywall and subfloor, disinfecting what’s left then replacing. Not really much different than any other gut remodel, but like eith asbestos, you pay extra for pros to remove and dispose of it.
Basements might be easier, if talking concrete. That they can scrub!
And remediation isn’t cheap, but not a terrible job unless the entire inside resembles a rain forest! I always assume an old house is going to need a lot of work anyway. But be careful if you weren’t prepared (and paid accordingly) to do a full interior gut on the place.

I'm also wondering about the picture you posted. That picture isn't of a two family. Makes me wonder if your listing got taken down, and you grabbed a picture off the wrong one. The one you posted is on Greenup, at the end of 5th, and backs up to the Licking River. I went to a party there once, around 1978. lol
Maybe it's just me, but when I see a really old home, I think there is going to be one repair after the other. It's like a used car, sometimes you hit it lucky and you get a good one, but isn't there a lot of structural things that can go wrong? Of course, sometimes new homes can be a problem, builders using cheap materials or taking short cuts etc. An older home that has been modernized can be a beautiful thing....I just don't know what is hiding under the surface.......or what problems could develop in the near future.

That house, and the one he meant to post, are in a historic district. Most of the houses date from the late 1800s. Anything that can go wrong, likely already has.
Of course, being of that era, and with historic district restrictions, you can be certain that any normal maintenance/repair will be three times the cost of a modern house. Not to mention higher utilities and higher taxes associated with an urban environment.
But, you can't beat the location, and walkability. Plenty of restaurants and parks, and you can even walk to Downtown Cincinnati in 20 minutes. It's a great place to live, unless you are in love with suburbia.
One person's well documented data is another's misinformation. It all depends upon what or whom is in charge of what is allowed. And here we are.
You may have well documented data but if the data is incomplete,cherry picked or misinterpreted then it can be misinformation.
And if Government agencies are known to participate in that misinformation for things like traffic safety data, playing fast and loose with the numbers, it shouldn't be a huge surprise if some people are a bit skeptical when the "Government" does other things that require compliance for more important things. It makes those wild conspiracy theories more believable. Hence why "Thou shall not lie" is important for credibility.
Just remember the government isn't the only ones that play fast and loose with traffic safety data. However to see through the fog one must accept the possibility that they are wrong take a step back and view the landscape with unbiased eyes.
I personally welcome more studies and data that look at real-world results rather than speculate about an alternate reality and timeline ala Back to the Future where the 55 MPH speed limit was never changed.

1000 sq ft sounds like a condo, not a house. In fact it looks like a conversion to condos from the picture. The parking lot for tenants is further proof.

I actually did know it wasn't the right house, but I found the interior pictures, noted the price, saw it doesn't seem to be divided up, and I thought it was a bargain for $169k....and it actually looked pretty nice inside. Maybe he should bid on that house.

My father built the house we live in; he hired a small construction company that had a stellar reputation. Whenever we've had any remodeling done the contractors have always commented on how well the house is constructed.

Our old house was built in the 50s. I know today’s homes are more efficient, etc but that home was very well built.
The roof had all the original boards (not plywood). Subfloor was tongue and groove boards with hardwood over them. Yes they creaked a bit but rock solid.
Our contractor said the same thing as RB’s when he cut into the walls for the addition.
