man, I never thought I'd hear anyone berate the one lousy tax break I actually get. And its not even all that helpful. My wife and I have to opt to pay the highest tax rate from our paychecks AND utilize the benefit of that "most toxic tax middle-class destroying rule" just to avoid paying even more each April! What you DO NOT SEE, is the readjustment that happens behind the scenes that made that house more expensive (to offset your benefit), made the loan more expensive, also making tax rates themselves higher made you believe you're doing the right thing putting yourself into a long lasting bank servitude in exchange for what effectively is a small discount (taken away by those adjustments) AND pushing you to never attack that debt because you'll "lose" the tax benefit.
It's essentially what we call "prisoner's dilemma" - a rational behavior of individual players turning in aggregate being to their disadvantage. It also creates those "winners" and "losers" in the system - the "winners" are people deep in debt, who often bought far more than they should, but they got a deduction, so everything is "cool".

Oh, I know that is most likely true. More It's more of a a shiny distraction to make us believe we actually "won" something than consolation price. However, if one didn't get distracted (like you), then it can be considered a minor consolation prize.

Of course - we all count the things we "lose". But man - you won't be paying stinking interest! That's more than the lousy deduction, isn't it?
Glad you pointed that out for him. That was the next thing that came to my mind when the other charities didn't want to come out. There may be other groups collecting clothing of high quality in his area. He can call a few charities and they may tell him others. Usually here we hear/see advertising for women's clothing for that same purpose; there's gotta be similar help groups for men.

With all the talk about property taxes, it pays to look at the other taxes that fund the services for a state. How does the sales tax compare? What things are taxed? Food in restaurants? How high are the income taxes and how is it set up? What does the income tax fund--public schools?
My taxes are fairly moderate here on property until you include the schools, which are partly funded by property tax levies and partly funded through income tax. I know TN has no income tax but raised their sales tax to give more money to the schools that needed it.
Dino, if anything my house would sell for more if property taxes weren't so high. And that tax has nada to do with debt. I still pay it even without a mortgage. So and back end benefit comes in real handy. Sad but my escrow is more than my P&I every month.
Jersey nails you every way. Tolls, prop tax, sales tax (7% but at least not on clothes and food), and pretty high income tax. There is a reason a large % of residents would leave if they could!

Never had a mortgage, never used anything but the standard deduction except the one year my wife got sick and I had a $25k medical bill. Even then i didn't get much benefit out of it. If I had gone into debt on my house we wouldn't have made it during those tough times.

I called the Salvation Army, Disabled Vets and the Red Cross and none of these organizations will pick up my donation because I don't have huge boxes or huge plastic covers. Imagine, at least $2000 worth of expensive suits and sport jackets that originally cost me $5000-$6000 sitting and waiting to be donated and no one will pick them up on wooden hangers. Can't believe it!
I own one black suit (good for weddings and funerals). What size are you I take a 44 large (need extra room in the shoulders). Maybe I could try them on while sleeping on your couch this winter.
Seriously, yes it's getting hard to even give stuff to charity. I donated the bulk of my mother's furnishings to the SA but there were some items they wouldn't take because "they couldn't get a good enough price for them".

I donated some of my old suits and my wife's to the local Kiwanis club. They worked with a charity in a local poor town that supplied business clothes to needy people so they had clothes for job interviews.
I'm also down to 1 suit that fits. Worn to all weddings, funerals and interviews!
I'm also in favor of a flat tax, but the mortgage interest I get back on my tax return every year is very helpful. I've been able to save it and reinvest the money renovating our home.

Michael, you may have to do some research on this but I believe there are some charities that specifically look for business clothing to give to folks who are entering (or re-entering) the work force.

Thanks. What I did was drive up to far west Boca Raton and dropped the suits(6), the Sport Jackets(13), and Brand New Dress Shirts I never wore at their Good Will Store. They gave me a receipt. It was about a 25 minute drive each way, but at least I know the clothing will go to good use.

There is a personal property tax applied to cars (and other vehicles, I believe) - sliding scale starting at 2.1% of 85% of the base MSRP. Paid as part of your registration but it is tax deductible.

Back in October of 2014 when there were no local Mustangs I located an ad for one at Tom's Ford in NJ. I sent an email asking if the listed price was correct (too low). They would never answer my question but sent multiple emails telling me to come on down. 150 miles was too far to check on a car that might not even exist so I told them no thanks. Didn't hear from them again until 2 days after I bought locally. What database told them that someone who just bought a new car would want another identical car i don't know but they gladly removed me from their list when I told them I was no longer in the market.
I guess it's either one extreme or the other.

Property taxes are pretty high here in CT. We pay almost twice as much in property tax per month as mortgage interest. It was closer before we refinanced to a 15 year mortgage a few years ago. Bringing my mother's car in for service tomorrow. Am going to ask the dealer if they are getting in any F150's in that list for less than 50k. There are other dealers that have something in the range I'm looking for, but I'd like to do business with these guys, if I decide to buy.

I know I will get blasted for this on this forum but that is not a myth. There are many studies that support the premise that driving faster is more dangerous. Lets start with a scientific basis, the force an object exerts increases by the square of the increase in speed. Hence a car going 60 MPH is exerting 4 times as much energy as the same car going at 30MPH and therefore will take 4 times longer to stop. That same car going 90 MPH is exerting 9 times as much energy and so will require 9 times the stopping distance. Since going faster increases the speed at which a collision occurs it will result in more damage and a greater chance of injury.
Not to mention that the faster a car is going the harder it is to control and it is harder to maneuver out of a straight line (try taking a curve at increasingly faster speeds and see what happens). Plus is becomes easier to push the car into an out of control situation, either by drivers action or by road conditions or actions taken by other drivers.
Per the WHO a 1 km/h increase in speed will result in a 3% increase in the risk of an accident involving injuries and a 4-5% increase in the risk of a fatal accident.
The NTHSA also have come to similar conclusions as well as the European road safety observatory, Purdue University. Several other studies have suggested a strong link to increase speed and the likelyhood of accidents.
Just a couple of links to show you the stuff I say isn't made up or some regurgitated insurance-backed & perpetuated myth as you wrote above, some which is blatantly plainly false.

A "tie" is what they put around the neck of a male cadaver when it is going into a casket that will be opened during the wake or memorial service so it will look like a dead New Yorker (which most of the people in Florida are originally from)!
Suits - I've got two that I bought within the last year. Great for trade shows and some sales calls.
Taxes - everyone looks at MA but in reality we have a pretty reasonable tax hit:
Sales 6.25% except food and clothes Income, 5.25% with plenty of deductions Excise on cars and boats 2.5% of some percentage of msrp and drops every year Property is set by the city or town and ranges from $2.84 to $23.62 per thousand. My town is $11.35 and is the the bottom 20% of rates.
New Hampshire has some towns with rates in the $30 per thousand. I know so many people that have moved up there to save on taxes only to complain about how much they spend on commuting to MA for work. The 9.25% meals and room tax can be a surprise as well.
In Johnson County KS. our property tax runs about $15. per $1,000. of assessed value. Houses are reassessed each year and the value nearly always goes up.

Got the results of my Hep C blood test from 10 days ago. The Hep C virus remains undetectable in my blood. That's two months now. I have another test next month after I finish my last pill. Then one more test in December - the 3 month test after stopping the medication. If these last two tests show no virus present, then I would be considered cured.
The side effects are still pretty tough. I get bruising on my arms which I am seeing my doctor for this morning. Has something to do with some interaction of Warfarin (Coumadin) with the Hep C pill. Tired all of the time and kind of weak as well. Also, I sleep only 3-4 hours a night even with sleeping pills. I have 2-1/2 weeks left for taking the pills and I am told the effects of the pills remain in my body for up to 4 weeks after stopping the medication. So hopefully by mid-October I will be sleeping better.
My son and his wonderful girlfriend arrive next Thursday afternoon from Palm Springs, CA. Even with our temps in the low 90's and high humidity, it will be much better than 115 degrees in the shade out there.
There is a tropical storm heading right for us in the south Atlantic and Caribbean Sea. They forecast that it will be a category 1 hurricane on Sunday afternoon or evening as it approaches South East Florida. I hope it doesn't get any stronger. At least it will have come and gone by the time my son arrives next week.

That's a good example of the MSM spinning things. During the day one of the business channels explained that part of the anxiety about the market's future was there because house starts slowed drastically indicated by Toll's reporting for the quarter. Also housing looks bleak because the Fed may raise interest rates above 0.00% where it's been artificially held to make the stock market and economy look better than it really is. I too saw the CBS news because I can't stand the substitute guy at the desk on ABC last night. I had to laugh at their report. Disinformation?
Housing sales differ dramatically by region. So they may be very strong in some areas -- like Washington DC, but barely budging in the rural Midwest. Also in the Midwest the lower starter houses are selling well, but upper end housing is fairly flat. Again, different by city. Cleveland market is very different from Columbus. So overall sales don't tell you much.

Our house has been for sale for over a month now with a total of 3 potential buyers visiting it, and we've dropped the price twice and are asking darned close to our rock-bottom price.
As we ponder the renting thing, I'm kind of liking the idea. Potentially a good investment here to keep both properties, as long as we can keep it rented.

House sales popped here, especially in the slower moving higher priced ($300k+ homes), thanks to a new medical school starting up. But there's still a big backlog of inventory around.

I posted this in the ELLPS topic, but I thought that a few folks over here might appreciate it as well.
This morning a friend called and asked me to take his latest toy for a drive; said toy is a 2007 Mercedes-AMG E63 with the Weistec M156 Power Package 1, meaning it makes 441 hp and 394lb-ft of torque measured at the wheels. He's a bit intimidated by the car and wanted me to wring it out. Now THIS is a car I can truly call fast with a straight face. Stock it would do 0-60 in 4.2 seconds and run the quarter in 12.6 seconds @115 mph. My friend also likes drag racing and he wants me to run it at the local 1/8-mile strip. He's had the car down in the low eight second range but I think the high sevens are entirely possible. Of course, I had to take it down my personal road course test track and the car was pretty much unflappable(the car sports Michelin PSS rubber). Not sure, but I thought it important to correct the record. Insurance propaganda will have people believing a Study XYZ concludes one thing, when if you read the study, it leads to an entirely opposite conclusion for anyone with any sense. Also, insurance companies tend to fund biased studies that inevitably are skewed dramatically to favor their preconceived targeted conclusion that always benefits them financially. If the studies data does not support the conclusion they wanted to reach, they will misinterpret it, and say it does anyway and blatantly mislead people. The misinformation pushed by the insurance cabal is extraordinary.
If speed truly killed then airplanes and bullet trains would have far worse safety records. The real world just doesn't support that myth, and people are catching on with every increased speed limit resulting in ever declining accidents and fatalities.

Usually here we hear/see advertising for women's clothing for that same purpose;

Not sure if I should be irritated or bemused about the car dealers here. The unimpressive Buick dealer got an email address from me; maybe he couldn't read it later but never heard a word from them. The multiplex no-haggle dealer seems to have their act together but I asked them twice to contact me when various cars came in (the HR-V and now the CX-3). Silence and they even have my phone number. Inventory still shows two CX-3s in stock.
I must really appear to be a stroke but jeeze, even had my wife along for the HR-V tour.

Jersey nails you every way. Tolls, prop tax, sales tax (7% but at least not on clothes and food), and pretty high income tax. There is a reason a large % of residents would leave if they could!

7.9% sales tax - this is a combination of state, county and city sales tax - where I'm moving to the sales tax is 8%
There is a personal property tax applied to cars (and other vehicles, I believe) - sliding scale starting at 2.1% of 85% of the base MSRP. Paid as part of your registration but it is tax deductible.
Property tax accounts for about $40 of revenue per home in the town I live in - most of the city budget is funded through its portion of the sales tax.

Taxes - everyone looks at MA but in reality we have a pretty reasonable tax hit:
Sales 6.25% except food and clothes
Income, 5.25% with plenty of deductions
Excise on cars and boats 2.5% of some percentage of msrp and drops every year
Property is set by the city or town and ranges from $2.84 to $23.62 per thousand. My town is $11.35 and is the the bottom 20% of rates.
New Hampshire has some towns with rates in the $30 per thousand. I know so many people that have moved up there to save on taxes only to complain about how much they spend on commuting to MA for work. The 9.25% meals and room tax can be a surprise as well.

The side effects are still pretty tough. I get bruising on my arms which I am seeing my doctor for this morning. Has something to do with some interaction of Warfarin (Coumadin) with the Hep C pill. Tired all of the time and kind of weak as well. Also, I sleep only 3-4 hours a night even with sleeping pills. I have 2-1/2 weeks left for taking the pills and I am told the effects of the pills remain in my body for up to 4 weeks after stopping the medication. So hopefully by mid-October I will be sleeping better.

There is a tropical storm heading right for us in the south Atlantic and Caribbean Sea. They forecast that it will be a category 1 hurricane on Sunday afternoon or evening as it approaches South East Florida. I hope it doesn't get any stronger. Chilling out his morning; trying to psych myself up to call the dealer for a test drive. Maybe mañana.
This morning a friend called and asked me to take his latest toy for a drive; said toy is a 2007 Mercedes-AMG E63 with the Weistec M156 Power Package 1, meaning it makes 441 hp and 394lb-ft of torque measured at the wheels. He's a bit intimidated by the car and wanted me to wring it out. Now THIS is a car I can truly call fast with a straight face. Stock it would do 0-60 in 4.2 seconds and run the quarter in 12.6 seconds @115 mph. My friend also likes drag racing and he wants me to run it at the local 1/8-mile strip. He's had the car down in the low eight second range but I think the high sevens are entirely possible. Of course, I had to take it down my personal road course test track and the car was pretty much unflappable(the car sports Michelin PSS rubber).
