Yeah..the problem is when I go to another dealer the try to get me deal with padded MF too. They all keep saying that this is their buy out rate and they cant give it at that rate since they will loose and wont make a profit..I guess everyone is doing it and is very hard to get base MF with any car brand!

36/12 lease numbers for the 2015 SQ5 Premium Plus are 55% and .00189. When I plug in your MSRP and selling prices, I get a payment of $810.50/mo plus tax. The relatively low residual and high MF are hurting you on this deal, though I suspect the MF may be inflated a bit by the dealer.
What state and tax rate is this? Tax obligations for leases vary based on where you live.

I get $724/mo using your numbers, which I can attribute to rounding issues.
I would present the prices to the dealer and see what they say. I wouldn't worry about whether they are making money or not - either they'll accept your numbers or they won't.

.00138 is the base rate for top tier credit. Anything over that is a markup.
If they are quoting APRs, then either it's not a lease, or they are trying to hide their money factor. Audi doesn't use APRs on a lease.

I see from previous posts that even some of the 2016's have a lower lease rate.
My guess is that the MF is marked up on you.
