    As for condos, I was in a condo (landominium) in the late 70s. I said never again would I have a common wall with another property and have to listen to folks go up and down a stairway, e.g., against that wall. Nor would I ever live in a PUD where there's a covenant on what I can or can't do with the property governed by a local group of "owners" running things along with setting maintenance fees. Never again. Once was enough.

    At least with apartments you can call the landlord or manager about problem neighbors and you can move.

    I think the gables are meant to be decorative.. go figure. :o

    The windows are just to capture light from the back side of the house, I think. Other than the entry door, that's the only place to put a window on that side of the house. (which is south facing) The window may open to a two-story foyer, though that's just a guess. It's been years since I've been inside one of those.
    No windows to either side, so you only have front and back.
    $585/mo for HOA fees? Ouch.

    LOL! Love it! I'd rather be a car flipper. I don't have the patience, nor the style eyeball to flip houses. My colors and textures would be all wrong. It would be a disaster.

    But, Flipping Kentucky does have a nice ring to it.

    Well then, it sounds like you would fit right in with most of the flippers out there!

    Agreed... Also hurt itemizers. I think the only things left that qualify as deductions are mortgage interest and charitable contributions.

    Got a note from Volvo today about a recall with the Auto Braking System. It may not be working properly and fail to alert you.

    Funny... I noticed the exact opposite behavior the other day when it decided to throw me through the windshield when it thought I was too close to an oncoming car on a side street.

    Those must have been cheaply built if you can hear everything! Ours is pretty well insulated, and the neighbors are pretty quiet. With all the kids home, there’s more action at the basketball hoop each day, which I certainly don’t mind. Being retired, I like living in a condo with families and kids of all ages, as well as the many retired folks like us. It’s a fairly small one, so I know most of the folks. In Ohio we had a large house on an acre, I’m happier now with smaller spaces and less maintenance.

    When I was out today there was a white MarkVIII for sale in a local car flippers driveway (last week he had an early 2000s Seville). Now I wish I’d stopped to look.

    That is almost as much as my house principal payment and interest (I pay the taxes and insurance myself ever since the mortgage servicer messed them up.)

    Yeah, there used to be a TON of state-specific itemized deductions, which are now eliminated.

    The condo I was in was built by Ryan in 1978 IIRC. I don't know how poorly built or well built they were, but the lady next door was divorced from a Ford transmission plant exec and had 2 teenagers and a younger daughter there. When she wasn't home, they were living it up including smoking.

    Your point about better dividing walls is likely right. A concrete block firewall between is what would have been needed.

The only prerequisite is having been prewired for phone, which my car is. It is called BlueBus.

    Anyway, I ordered one which I should be receiving in June sometime. Ahead of that, although my car came pre-wired for telephone, it did not have any of the actual components. The BlueBus will take care of everything BMW typically would have provided except a microphone. I ordered an OEM BMW microphone off eBay and installed that today . True to form, the connector was up there behind the sunroof switch, so the installation took all of 10 minutes. I won't be able to test it until the BlueBus arrives, but I have no reason to believe it won't work.

The only prerequisite is having been prewired for phone, which my car is. It is called BlueBus.

    Anyway, I ordered one which I should be receiving in June sometime. Ahead of that, although my car came pre-wired for telephone, it did not have any of the actual components. The BlueBus will take care of everything BMW typically would have provided except a microphone. I ordered an OEM BMW microphone off eBay and installed that today . True to form, the connector was up there behind the sunroof switch, so the installation took all of 10 minutes. I won't be able to test it until the BlueBus arrives, but I have no reason to believe it won't work.

    Doesn’t the E36 have a standard DIN radio? Should be an easy swap.

    What region? I don’t think I have seen that one. I always scan the volvo deals in the NE, but after taking out first responders rebate and MSDs and adding tax, it never looks very good.

    Sure, if you are a first responder or teacher shopping for a $50k vehicle and have $7k laying around for DAS and MSDs, it can look like an OK deal at about $345/mo, or $422 effective. I gotta wonder if these people even exist.

    You are right. A lot of the LH deals do have a significant discount off of MSRP, but also part of "the deal" is that you put down a lot of MSD. I put down $2925 in MSD on my Tacoma which lopped a solid $50 per month off of my payment. I am also planning on going way over my allotted 30K miles for the duration of the lease, so a little more than 1/2 of that is staying with TFS. I most likely won't tie up that kind of money again, especially if I am leasing 2 vehicles.

    The Volvo deals interest me because my wife qualifies as Medical Personnel as a Physical Therapist. That's $2K right there:)

    When I was shopping Volvo all of the brokers were showing large DAS to get the payments they were quoting. The one guy I spoke to said it made it easier to do the spreadsheets they do.

    I don’t know... I think I’d show them all with just first payment DAS and whatever state the dealer is in tax/fees. Pretty easy to adjust that for your state.

    I just took a few minutes to "net" everything out. Even with the extra $2K incentive, once I add the $2500 DAS into the payment, the $500 broker fee, allot about $900.00 for a set of winter tires (although I'd most likely have to buy a set of tires at some point during the lease anyway). $355 per month becomes $500 very quickly. And that's only for 10,000 miles per year. I can't afford to spend $500 per month on a "spare" car.

    yeah, the quotes bug me sometimes. Even the Toyota guy, who claims only first month DAS is "hiding" some fees. You know what the dealer fees are, and they don't change based on your state, so why hide that?

    And forget about those who say things like "add $20 to the monthly if you don't have a green Lexus in the household." Geesh.

    now speaking of this ... the guy in Boston just posted a GORGEOUS V60 cc. With your wife's status, and no MSDs, it is $290 + tax with $2500 DAS. So about $367 + tax effective. Near $50k msrp.

    The condo I was in was built by Ryan in 1978 IIRC. I don't know how poorly built or well built they were, but the lady next door was divorced from a Ford transmission plant exec and had 2 teenagers and a younger daughter there. When she wasn't home, they were living it up including smoking.

    Your point about better dividing walls is likely right. A concrete block firewall between is what would have been needed.

    They are big in my area, and I think down into Maryland and over into PA. Some of these companies, like Ryland, seem to go through regular mergers and/or renaming (often to dodge a well earned reputation!)

    I was going to say, pretty sure Ryan homes is active up here in the PNW.

    @tjc78 - I'm not a huge fan of the Android units - they're basically just glorified Android tablets. Plus, since I don't have OEM Nav, it would require relocating the climate control and getting a new bracket before I install. Also, it would not use any of the OEM phone wiring, so I'd have to re-run all the cables for things like a microphone, etc.

    Gotcha, I’m not super familiar with BMWs but have seen a few You Tubers install these units.

    The cleaner more OEM solution is what you found. Even the well fitting units still don’t look factory.

    I haven't received an official notice, but I did see that recall somewhere online. I'm not terribly concerned about it - one of those things I figure can get fixed when I finally take it in for its first service.

    My wife and I LOVE those seats in the V60. Though Volvo's leather seats are so nice, it'd be a tough decision.

    Have you thought about starting a business renting cars out on Turo? You might be better off taking that risk vs. selling/trading as frequently.
