Maybe no surprise, Corniches are a huge guilty pleasure for me, maybe due to exposure to them in 80s movies. I also don't mind the 80s sedans and the oddball Camargue. Shame they are just about impossible for a normal person to keep on the road.

Just talked to the realtor, seller is apparently open to negotiation and has sold the adjacent lot, so this might actually be in motion now. Fintail might be living in a house of its era (and maybe kind of a period color), too.

Interestingly, this city has a large historical archive of old building permits, I found the original for the house, built in 1954. Original cost was 13K.
1. If the market there is anything like the one here, do not dawdle.
2. One the deal is done and you move in, prepare to be poor for a while. It is amazing how many things you need to buy.

I suspect I will be house poor for a while - no big vacations or new cars on the horizon. House doesn't need a lot immediately as the prior renovation was done to a nice standard, but I do want a new appliance suite, as I have never had new appliances before, and I want the interior painted along with some dark window shades. I already have long term projects in mind too - generator, maybe countertops, walk-in shower conversion, maybe a modern security system and a different front door. I guess now I will have a project house along with a project car.

The apartment I live in now is fantastic, has to be one of the best in the city, with a great landlord who had it built like one would their own house - going to be a little sad to leave it, but it'll open up a spot for someone else, we're in a severe shortage here.
My realtor and mortgage broker have been surprisingly helpful, too, proactive with communication, and they might not always deal with prepared people, as both have commented I am easy to work with (had all documents ready to go, I know what I want, etc).

Looks like a nice home! Careful to vet anyone you hire to do work on your home. Not worth it to hire a "bum."
There's a huge population influx to this area, fingers crossed any softening of the market will be light. No doubt the 20% YOY increases seen here over the past 5-6 years can't be sustained forever, but I think there's demand, especially with soaring apartment rents. My rent was highish for this area when I moved here as I live in a fancy place, and the mortgage carrying costs will be within $50 of it, I am pretty sure. Some of the corporate owned complexes are now charging rents a bit higher than the carrying costs on my eventual mortgage.
Good thought regarding the kitchen vent/microwave, I will check that out. Appliances will be a secondary consideration, paint and maybe having the floors cleaned will be first - maybe giving time for appliances to be in stock, as was mentioned. A local retailer has inventory listed on their site, and it's a little bleak. The stove showed some use, but the rest appeared clean. I don't want to do paint myself - I've done that in the past, and it wasn't fun. I don't think every room will need it, but I recall a couple areas that I wanted to change. There's also a TV/internet cable I want relocated, as it is in a weird spot (high on a wall). I expect counters to cost $$$, and the ones in it are spotless, but now that I am used to granite, I'd like something with a similar feeling. My current place has polished concrete floors, so I already have a few rugs, that's one thing off the list. I only looked at the garage for a couple minutes, I don't think it could need much, but that will be something to think about too. It had a wall of cabinets (maybe old kitchen cabinets) and a workbench, so that's something I won't need to do. I don't think it is heated, but I noticed it was insulated, so it should be fine. The old car will be safe and sound. Hopefully it stays reliable, as I will have multiple projects tugging at my wallet.
Overall, sounds like a pretty good place, and 2+1 is certainly not in high demand from the general population, but works great for a single guy like you.

2 car garage was a firm request when looking for a place. Hard floors can be added easily enough, modern central HVAC is often not a problem, but a new garage would be a major expense. I had looked at a couple other places with garage space for 3-4 cars - would have been dangerous, as I was thinking "I'd need another car"

When I bought my first home it didn’t have a garage. I always planned on adding one but that never panned out. When we moved in 2020 I told my wife a 2 car attached was my only requirement (different than hers) and was completely non-negotiable. She didn’t show me a single home that didn’t have it!
