I've never seen that generation Ford LTD with single lights. Must have been a design during first couple years of that body style.

Seems like most 80s Rolls Royces are in the $20-$30k range nowadays, except the Corniche, most given up on by their 3rd or 4th owners due to high maintenance.

From 79-81 there were “S” models. Not common at all and usually very stripped down. The Panther enthusiasts love them.

Maybe no surprise, Corniches are a huge guilty pleasure for me, maybe due to exposure to them in 80s movies. I also don't mind the 80s sedans and the oddball Camargue. Shame they are just about impossible for a normal person to keep on the road.

It basically comes down to what's the point. If you can afford the maintenance on a 30 year old Rolls, you can probably afford to lease a new one, or find creative financing on a slightly used one.

I find the older cars to be much more interesting than new ones, which I maybe unfairly disparage as glorified BMWs. It also brings up the old joke - a new one means cash flow, a well kept old one means wealth. I suppose something like a Silver Cloud would be a better ideal, not as complex, and it looks like a million bucks, while a Spirit/Spur doesn't.

It basically comes down to what's the point. If you can afford the maintenance on a 30 year old Rolls, you can probably afford to lease a new one, or find creative financing on a slightly used one.

Out both days in the old dear this weekend. Warm weather, but just enough to where you can be relatively comfortable with a window rolled down. Got a wave from a guy in maybe a 63 Nova, and from a guy in a TR-6, along with a few comments when at the store or gas station, too. Running sweetly, on a nice road at the right speed, the engine is smooth as butter with little noise, remarkable for an original car of such age.

50s house, but received a quality remodel around 2005. It has kind of a weird "empty nester" floorplan (2 bedroom 1 bath, I suspect originally had 3 bedrooms) which I think is limiting its appeal even in this hot market - not a house for families. Owner is a speculator, bought it under a year ago to split the lot, as it is currently on a large double lot in a decent neighborhood. I don't mind losing the "back 40", so if it can help make a deal, I am into it, and it still has a decent front and side yard, and the "new" lot is kind of narrow, so nothing huge will be built there (if I could get it for the right price I would consider it, but I think the owner is shrewd). House has maybe a few grand worth of needs I can spot, trying to get those addressed, maybe with the inspection, but I am optimistic inspection will be fairly clean. The garage is fairly deep and can easily fit 2 full sized cars along with its workbench area and built in cabinets, and there's a side area not shown at far left that could fit parts cars, I mean, maybe a garden or something. I also spotted a neglected looking early 450SL in a driveway a couple blocks away, maybe a good omen, people across the street also have some kind of old car (Fiat 124 Spider, maybe) under a cover.

It's a big deal for me as I have rented for a long time, would be nice to have a garage like that, and the cement area in front is nice too.

That is a very large-looking house for a 2 bed/1 bath layout. I thought you were going to say converted from 3 bdrms to 2 and used the old bedroom for an ensuite/walk-in closet, which is what I was thinking of doing here at one point.

Smaller lot out back means less to mow/care for which is not a bad thing.

that is pretty common on those old houses were bedrooms and closets were small, and bathrooms few. I looked at a couple of 4 BR 1.5 bath places where I would have done the same thing Take the 4th bedroom and split it up into a master bath, laundry, and some extra closet space.

converting a BR to an office is even easier!

Some parts of the floorplan seem a little unusual, I get the feeling some walls were shuffled around when the longterm pre-speculator owners had it and renovated it to their tastes. Results in an a couple kind of odd little nooks/semi-room areas, but I can live with that, if I am lucky enough for this to work on my terms, one will be a home office, another a hobby area, and all this results in a large master bedroom, which is cool. The other bedroom is normal sized, no issues.

Just talked to the realtor, seller is apparently open to negotiation and has sold the adjacent lot, so this might actually be in motion now. Fintail might be living in a house of its era (and maybe kind of a period color), too.

Yeah, I am looking forward to it. Both cars close at hand, and although I am not going to yank out the engine and rebuild it in the kitchen sink, it will be a place to detail the cars, or to fiddle with the little things I can mend on the fintail. The concrete area in front will be nice for a wash spot, too. Garage space has been a non-negotiable issue in the house search. It seems most houses here have at least a one car garage, likely due to winter weather. The garage above has a section of built-in cabinets and a workbench, too. I'll have to find some decorations, although might not get to your level

Nothing formal yet, I had a couple concerns noticed when viewing yesterday. The realtor contacted the owner, who is willing to negotiate and address the issues I noticed (and of course, it will be pending inspection). Owner is a speculator who's profit aim was splitting the large double lot the house was on, so he has no emotional attachment, and now that the lot has sold, he seems to be ready to go. Realtor was preparing paperwork last night, so it should be soon, fingers crossed. I live in an insane market, and may have lucked into this one based on it being maybe priced a little high, and being configured in a way that won't appeal to families. It was an older couple's empty nest house before the speculator bought it.

Interestingly, this city has a large historical archive of old building permits, I found the original for the house, built in 1954. Original cost was 13K.

1. If the market there is anything like the one here, do not dawdle.
2. One the deal is done and you move in, prepare to be poor for a while. It is amazing how many things you need to buy.

I suspect I will be house poor for a while - no big vacations or new cars on the horizon. House doesn't need a lot immediately as the prior renovation was done to a nice standard, but I do want a new appliance suite, as I have never had new appliances before, and I want the interior painted along with some dark window shades. I already have long term projects in mind too - generator, maybe countertops, walk-in shower conversion, maybe a modern security system and a different front door. I guess now I will have a project house along with a project car.

Thanks. It's going to be an experience. Closing is estimated to be at 5-6 weeks out. Probably time to start appliance shopping and finding a painter. The house is effectively move-in ready, but I know painting before the move will be easier, and as it will close mid-month, things might align. I didn't test every system - inspector can do that, but by the looks of things, it is all functional. The house also has sprinklers and a drip irrigation system, need to study that to see what it needs for winter maintenance. Also will need a lawnmower and maybe a snowblower. I think the cars will be happy being together.

The apartment I live in now is fantastic, has to be one of the best in the city, with a great landlord who had it built like one would their own house - going to be a little sad to leave it, but it'll open up a spot for someone else, we're in a severe shortage here.

My realtor and mortgage broker have been surprisingly helpful, too, proactive with communication, and they might not always deal with prepared people, as both have commented I am easy to work with (had all documents ready to go, I know what I want, etc).

On our second house, we took possession about 4-6 weeks before we moved in. Gave us time to install new flooring throughout the house, full interior painting, and a decent upgrade to the kitchen - new appliances and countertops.

Once you set up your house to your liking, you won't need to go away lol. I like travel but I'm a home body too, I don't mind spending time at home as I can always find things to do.

First (or second thing, after the appliances), you'll likely want to invest in some area rugs, unless you want your house to become an echo chamber.

I would hold off on the appliances for a while, if they are all in good working order. Saves a lot of money up front, and gives you a chance to make sure don't want to change anything else about the kitchen.

I also do my own painting. Saves a bundle!

Would be interesting if that post is structural. Likely is given its location but would be good to know, otherwise I would get rid of it. Would definitely change that bathroom sink, should not be too expensive. I might hold on appliances for now also as suggested since they are easy to change later and as Stick says, you won't be locked into the current configuration. Lead times/availabilities right now are challenging anyway. Since you have a gas stove make sure that microwave oven vent goes outside and doesn't just recirculate. I might be tempted to find a new home for a microwave and put a higher-performance hood over the stove.

Great advice about the microwave and venting. Assuming appliances are in nice condition I would keep them. White never goes out of style. If you really feel the need, upgrade the countertop. House looks nice.

Thanks for the good wishes and suggestions, everyone. Realtor just texted me with confirmation, we're a go.

There's a huge population influx to this area, fingers crossed any softening of the market will be light. No doubt the 20% YOY increases seen here over the past 5-6 years can't be sustained forever, but I think there's demand, especially with soaring apartment rents. My rent was highish for this area when I moved here as I live in a fancy place, and the mortgage carrying costs will be within $50 of it, I am pretty sure. Some of the corporate owned complexes are now charging rents a bit higher than the carrying costs on my eventual mortgage.

Good thought regarding the kitchen vent/microwave, I will check that out. Appliances will be a secondary consideration, paint and maybe having the floors cleaned will be first - maybe giving time for appliances to be in stock, as was mentioned. A local retailer has inventory listed on their site, and it's a little bleak. The stove showed some use, but the rest appeared clean. I don't want to do paint myself - I've done that in the past, and it wasn't fun. I don't think every room will need it, but I recall a couple areas that I wanted to change. There's also a TV/internet cable I want relocated, as it is in a weird spot (high on a wall). I expect counters to cost $$$, and the ones in it are spotless, but now that I am used to granite, I'd like something with a similar feeling. My current place has polished concrete floors, so I already have a few rugs, that's one thing off the list. I only looked at the garage for a couple minutes, I don't think it could need much, but that will be something to think about too. It had a wall of cabinets (maybe old kitchen cabinets) and a workbench, so that's something I won't need to do. I don't think it is heated, but I noticed it was insulated, so it should be fine. The old car will be safe and sound. Hopefully it stays reliable, as I will have multiple projects tugging at my wallet.

Granite is so "the oughts" - everyone who is anyone is doing quartz countertops. The house we remodeled before moving in had formica, and we replaced them with quartz. The current house has granite, in a pattern we would never have chosen; we don't have any intention of replacing them at this point.

Overall, sounds like a pretty good place, and 2+1 is certainly not in high demand from the general population, but works great for a single guy like you.

I am getting that way as I age, even in the apartment. On weekends, I try to have a day where I just hang out at home or tinker with the car - no schedules or itineraries. Now that time will be taken up even more, by projects and lawn maintenance. Maybe not so bad, as the current unpleasantness has big vacations looking less enjoyable at least in the near term.

2 car garage was a firm request when looking for a place. Hard floors can be added easily enough, modern central HVAC is often not a problem, but a new garage would be a major expense. Yes, having Jay Leno's Garage without Jay Leno's collection would be sad indeed. The Leno garage would look rather empty with even @fintail and @andres3 collections.

2 car garage was a firm request when looking for a place. Hard floors can be added easily enough, modern central HVAC is often not a problem, but a new garage would be a major expense. When I bought my first home it didn’t have a garage. I always planned on adding one but that never panned out. When we moved in 2020 I told my wife a 2 car attached was my only requirement (different than hers) and was completely non-negotiable. She didn’t show me a single home that didn’t have it!
