1. MF and residual for 36/15 on 2018 A3 e-tron Premium is .00053 and 39%. The residual value seems to indicate a 43% residual from MSRP, and the MF seems to be marked up, although by not very much. This has me questioning whether your dealer is using AFS as the bank for their lease quote. 2. What is this "acquisition fee rebate"? Not heard of this for AFS, though the fee amount is correct. I do confirm both the $4502 and $2000 incentives, however, from AFS. 3. I'm nowhere near your payment quote - using the MF and residual from your post, I get $498/mo, tax included, using the MSRP and adjusted cap cost supplied. Using the AFS MF and residual, the payment changes to $541/mo, tax included.

Would you really enter into a $40,000 transaction without understanding every detail of it?
Hi kyfdx - I am told the rebates include the discounts. I do not have the breakdown or the adjusted capitalized cost.
Have you looked at other dealers in the Bay area or elsewhere in California? I was able to lease a prestige for close to those #'s. Check out dealer's in LA or Sacramento for out of market comparison if you don't mind driving to save a bit.

I've just started looking into discounts and through initial discussion with a few dealers it seems 10% discount is doable so I assume there is quite a bit more wiggle room. I'm not looking to finalize something until June, but if something exceptional comes up I might just pull the trigger early. Also I feel like most dealers aren't willing to negotiate until towards the end of the month or they just give you some random high ball number.
So, that's a substantial discount, in addition to the rebates (approx $4500). But, with that much of a discount, a probably markup to the money factor to take some of it back.

The $895 acquisition fee isn't a rebate. It's added into the CAP cost.
But, Audi has a conquest program, that they've named "acquisition", and that rebate is $1000, which it looks like you've received.
The calculations are correct, but if you are expecting 15K/yr, I'd have them check the residual.
