Also what % off MSRP is reasonable for a loaner with 4,399 miles on it (MSRP=$49,985)? How would the residual be adjusted for the miles? Do I just subtract 0.25*(miles-500)?

I've been quoted on a 2019 X3 xdrive30i that was a demo and has about 4500 miles on it, MSRP $47195, sales price $40,546.17 and residual 57%, MF .00128. Based on what I see here, I should be looking for more of a discount based on the mileage. Payments quoted were $589/month but that included paying off my current Infiniti lease (3 payments remaining about $1665). Thoughts?

You should target 15-18% off MSRP - you're at 14% off now, so there is some room to move.

Why trade out of your current lease now? That $1665 works out to about $46/mo added into your new lease, for a car you no longer drive.
