So I asked for a quote and was able to get the following from 2 dealers:

First:
MSRP: $23,777 (she didn't mention the discount explicitly)
36 month lease with 12,000 miles per year
$2,999 down plus tax and fees for $169/month.

If I estimate the tax and fees it should be around:
$4800 down for $169/month.

Second:
MSRP: $23,902
Discount: $2,004
Your Price: $21,898

36 month lease with 12,000 miles per year, 8% sales tax and fees included
$1,000 down = $273
$2,000 down = $243
$3,000 down = $214

Are any of them any good?

Obviously the second one is better than the first, however the caveat with that is that they won't have the car until a few weeks (maybe a month). The dealer obviously asked me to wait, and mentioned with Toyotathon coming up I may be able to get an even better deal next month.

I also asked about incentives to both of them, and they mentioned the $750 grad discount, but none mentioned $750 lease cash?

Lastly, I'm a first time buyer so not too sure how negotiating works, but should I mention to the first dealer that I'm getting a better deal from the second and they need to do better?

The lease cash is factory to dealer, and is part of the discount the dealer is giving you.

Yes, get the dealers to negotiate against one another; eventually, one of them will be unable to beat the price of the other.

Regarding up front monies, you should only pay the first payment and any registration costs at signing. Add everything else to the selling price and make it part of the monthly payment.

36 months is the sweet spot, for Toyota.

Unfortunately, I don't have Selling Price.

Toyota does make a distinction between 1+ and 1; 1+ is 720 or higher, and 1 is between 700 and 719.

For 1+, the numbers are .00052 and 50%

I do not have the tier 1 MF for your region, however.

The residuals did change as of 11/1, and they did drop 1% from October.
