 I've seen different numbers for mf.  Jeeps website lists the % rate at .33% so I think Chrysler Capital has a .00014 mf but I've seen. .00003 in some of the posts. 

I know there are $4500 in incentives right now but didn't see the $500 memorial day bonus cash included in that number.  Is the total $5000?  I'm in 33445

Trying to finalize a deal today on a JGC Ltd with Lux Grp II. MSRP is $44185 incl delivery fee.

Dealer countered my initial offer of $404/mo incl taxes + fees with $424.35/mo but states there are $2692.82 due in initial payment, taxes and fees. I started negotiations at 10% off MSRP + $4500 incentives.

Dealer fee is $995. He didn't know I had a tag to transfer so his fees included $253 for new tag and registration. In FL the fee for tag transfer is $4.10 and title is $75.25 and transfers are exempt from initial registration fees. Of course the finance manager doesn't want to email me the details but will go over them in person.

1. Using the money-zine xls calculator I tried to work out the current offer of $424.35. In my mind the Net Cap Cost doesn't include down payments but since the incentives are all Customer Cash does that mean I owe tax on them? $4500 x 7% = $315

As noted, Destination is part of the MSRP. Stop listing it or breaking it out, it just serves to confuse you. It is not an Acquisition fee. The acquisition fee is waived on most Grand Cherokee leases, this month.

Your lease payment calculation is essentially correct.
Not only do FL dealers have huge (!) dealer fees, they tend to markup registration and transfer costs, as well.
9.1% off MSRP, in addition to incentives might be a little aggressive, but not considering the fees the dealer is adding.

If your initial offer was with just first payment Due at Signing, the dealer's counter offer is about $3000 total higher. I don't know where you will end up, but hopefully lower than that counter offer.
