Should I consider the waved payment in addition to the 3,750 incentive (i.e. total manufacturer incentive ~$4,000)? 3) What is the current Lexus acquisition fee?
I've got an offer of $410 mo (including 9% tax) with $1,885 due at signing (acquisition + first payment + dealer/DMV fees) for a car with MSRP of $39,220. While the offer is better than the competition and claims to "discount it by $6,599 for you bringing the price of the car down to $32,621", when I do the math with $450 in dealer/DMV fees and 795 acquisition fee, I expect to see a monthly payment of $382 with $1,627 due at signing (if the sales prices is indeed 32,621, which would be ~$500 below invoice, and feels reasonable when next model year is on the lot). This does not take into account the "first payment waived".
The dealers seems to be packing ~$1,500 into the transactions. $500 profit on an outgoing model seems reasonable to me - am I off?

What is the actual adjusted cap cost the dealer is using? If it's the same as yours, then the MF is likely marked up.

Just to share the lease deal I got today. I use leasehackr dot com forum and calculator and wealth of info they provide (educate yourself there and you will save thousands). I noticed the same incentives for my region (NJ) 3750, AND 1000 LOYALTY. I calculated myself that with 11% off of 39500 MSRP for 2020 ux250h, I should be paying 340/month for 36m/10k lease WITH NOTHING DOWN, AND ONLY 1ST MONTH PAYMENT OF 340. I offered that to 2 NJ lexus dealerships, but they rejected, stating way too low of an offer. Then I called a broker from leasehackr dot com forum and offered 350/month couple days ago. He negotiated $360x36 for same lease terms, I agreed. Today I signed and drove home. 37.5mpg on highway driving fast. Love the car smoothness. Brokers post spreadsheets with their offers on leasehackr forum. Great deals are now on Mazda, nissan, Volvo and practically all of the brands.

Awesome - I got a similar deal recently as well. I didn't qualify for $1k loyalty, but I had a certificate from my bank for $500 off (about a $14/mo difference on 36 months).
My deal for a similar MSRP $39,500 was 36mo/12k for $386 all-in (plus Lexus waived the first month!). Deal was done in the DC area but registration/taxes is for Florida. Great car for this price!
