If you could help me understand something... I leased a BMW (before the pandemic) that had a higher starting MSRP, which I got ~15% knocked off, also with a higher MF than the Atlas currently, and yet the payments are much lower than the Atlas. Is this based on the amount of discount from MSRP? I'm trying to understand why two cars that have around the same final selling price would differ so much. I.e. A more expensive car with higher MF (.00125) but greater discount having a lower monthly payment than a cheaper car with lower MF (.00065) but no or minimal MSRP discount (and basically same RVs).

Yes, the discount from MSRP makes all the difference. With the same sale price, the vehicle with the higher residual will have lower depreciation.
