Always follow Edmunds to read reviews on new cars - first time posting here for direct advice in a while. I am looking to lease a X5 (RWD) in Georgetown, TX (78628) - Got the below quote. Please suggest if it is a decent deal. I know the market is a bit short on supply so I am assuming it is hard to get a really good deal.

MSRP - 69,295
Selling - 68,300
12K miles per year - 36 Months
asking for $1217 per month - $2500 due at signing (said it includes first month and fees - yet to get any response on what those fees are)
He said MF is 0.00133 and residual 52%

Also - this is currently a demo car and has approx 1500 miles on it.

Appreciate any suggestions on what might be fair deal as well.

MF is marked up the max from .00093 base

Of course, TX is not tax friendly for leases.

Unfortunately not great deals on this SUV at this time. I look at an average deal as 1% lease payment a month of MRSP prior to tax. I often roll in acquisition fee and dealer fee if any into monthly lease payment. Upfront I give 1st month, motor vehicle fees, and other miscellaneous fees. There will be those who will pay whatever the dealer asks to get one.

I am in the process of negotiating and I asked the acquisition fee to be rolled into the monthly payment - so they are trying to get this to btween 1150 - 1200 per month and signing at due is just first month payment plus motor vehicle fees - based on what I am hearing, maybe this is decent given the shortage of inventory.

Important to remember that TX assesses sales tax against the entire selling price of the vehicle, even on a lease.

Under the best of conditions, a lease payment in Texas will be higher than in most other states.

Thanks for that - I am new to TX and am realizing that as well. Yes - I am working with 4 dealers in and around the area and almost everywhere they are quoting MF as 0.00133 and the standard 52% residual for 12K/year. so I am trying to get them down to at least 0.001 on the MF and keeping the rest of it as simple as possible. Will update once someone is willing to make the deal.

I sometimes have to go out of state to get vehicles as local dealers try to rip you off. Do you qualify for any rebates or incentives? Sometimes places you work at may have fleet money available. My opinion is the monthly you are looking at would be for the the X5M fully loaded or X7.

well - The final for that was at $1217 (take it or leave it) and I am thinking of leaving it.
I found one other vehicle at another dealer - which is much more loaded almost 5K more on MSRP and coming up to $100 more per month. Getting tempted to go that route instead.

Be patient and look around. I had a dealer in December offer me a demo X5 cannot remember miles for about $870 a month on 3 year 12K a year lease. He was not giving any great discount and money factor was increased. In a nice way I told him forget it. I eventually got a Volvo XC90 T6 momentum. Discounts were great and also able to get Costco money on top of this.

Has anyone recently purchased 2021 X5 x45e around the Bay area? My lease on 2018 X5 x35 is ending next month, and with absolute no deals on X5 x40 and nothing in inventory, my options are limited to e45 purchase, X3 lease or buying my car out (24,500 miles and buyout of $36,700). Would purchase e45 to take advantage of the federal tax credit ($7,500), California Clean Air Rebate (will not qualify) and BMWCCA voucher ($1,000 for X5's and $500 for X3's). Granted, my lease deal in 2018 was once in a lifetime (15% off MSRP). Appreciate any feedback.
