Went to test drive a 2021 BMW X1 today and was going for 1 month down only. Salesman told me BMW requires an additional gap insurance payment of about $1.1k and that this is non negotiable. Stated this is country wide. Can anyone confirm? Doesn't seem true to me.

Nope. You can structure the lease anyway you'd like.

But, with limited inventory, dealers are coming up with all sorts of shennanigans to pull on customers.

Find another dealer.

So I'm finding that there are no real "deals" because of the car/computer chip shortage. There are no real incentives either. It's not a good time to lease. However, we have a lease that's up and do not want to buy the car. So having said that, I have a deal on the table and would like your opinion. The dealer is willing to go 10% off MSRP, which is better than the other offers I've gotten (anywhere between 2%-6% off). However, he is raising the base MF up to .00113. I've done the math, and this still comes out to be a better deal than dealers offering 6% off at the base MF. Is there any reason not to structure the deal with the higher MF and lower Cap Cost if I come out ahead that way? Or am I missing something here? Thanks.

If the resulting deal is the best you can get, then it doesn't really matter how they get there.
