What I would need to figure if this was acceptable was the lease terms for the 2022 Forester Limited as follows in zip code 37932:

Also I would like to know if possible whether those changed at all from between 12/23 to 1/8. I am skeptical that there actually was a rate change. I can say that at 12-23 the quoted terms were .00176 and 64% for a 36/12.

Dealers can markup the rate by up to .00050. It appears they did that, for last month's quote. I would expect they did it this month, as well.
I was pretty hot at the dealer, but it looks like the rates actually did go up from 12-23 to January which was about a $500 loss to me. I was not informed of this possibility, buyer beware as they say! I was waiting for a car in transit though, so I hold them responsible for not disclosing the possible rate change when they send me an initialed lease quote with no expiration noted.
Other consumer disclosure issues occurred. Nowhere did I see an actual APR disclosed on the note, maybe that is not required with a lease. Also the FM changed it from a 12-k allowance to a 10-k allowance which I signed onto without noticing the change. That type of change should never be made without discussing with the borrower, honest mistake I think not.
Overall though, the trade value was very high and at least the FM did maintain the same payment despite the rate increase. Not sure where I am at on the dealer survey, initially I wanted to flame them over the above issues. I guess it will depend on the questions the survey asks, now that I have had time to digest the loan closing and determine I was not outright lied to.
One thing to note, I estimate the marked up rate to add about $1000 to the dealer profit. Markups to rates or MSRP and add-ons have to be at an all time high. The litmus test for me was would I do the deal again? Absolutely. I received a new, better equipped model while cutting $96 monthly and getting $2500 back. That may even be a once in a lifetime deal!
Negotiate hard on your trade value in this market, don't sell yourself short would be my best advice in summary. Get more than one trade and price quote, and don't be afraid to circle back to another dealer with either of those. Also don't get too hung up on getting the "best rate", since the dealer may just be adding there instead of somewhere else on the deal. Such as an "appearance protection package" that does not really cover anything or outright MSRP "market adjustment" markup.

Changing the annual mileage is another way to shrink the payment; will the lower mileage affect you?
Most dealers are marking up the MF and adding "market adjustments" to the MSRP. Just the nature of the current market.

another quick question to the experts. I havent signed anything with the dealer. The dealer had put in an order for the vehicle and is supposed to be delivered second week of Feb. Typically I have heard dealers take deposit these days but luckily mine didn't. After doing some research and looking around. I was quoted less by another dealer(allmost $50/month) which definitely I am going to go with. So please make sure you look around. I am yet to inform the former dealer as i want to be certain that i will get the car for the price quoted.
