Am I missing something? Looking at the Porsche website they are advertising a lease deal for 10k for 36 months. $63,000 Msrp. But they want $7,000 down payment which included first month $585 acquisition fee plus 5125 cap cost reduction. The payment is 799+ tax.
But doing the math on 63,000 Msrp and 64% residual that I’ve been seeing on here should make the payment $630 plus tax and interest. Which for Los Angeles should be around $730 without the $5000 cap cost reduction

Not necessarily.

Those are just advertisements. They assume the dealer will sell the car for a certain amount, but the dealer isn't obligated to do that.

The selling price matters. If the 2023 model is in more demand, they may ask over MSRP, or mark up the rate. Of course, they could do that on the 2022, as well.
