Sadly, it's the latter. I can't speak for every dealership in the country, of course, but my experiences in Chicago and Dallas have been that the demand is so high, they don't need to be flexible on pricing. And there's also a component of "it'll hurt the brand" so they'd rather sit on older/slower selling models than risk damaging their reputation. I'll start researching and let you know if I can find any dealers that are willing to be flexible, thanks for the responses!

The sales tax hurts, a lot. But, it's Texas, so not much you can do about that.
I don't see the acquisition fee listed anywhere - it's $1095, so hard to miss.
I'd ask for the itemization of the down payment - is that with or without the first payment? Would be good to get clarity on exactly how much is due at signing, and what it covers.

If I use .00400 MF, I get $1681/mo., so that's spot on.
The "Balance" is irrelevant on this lease. I used the "Total Price" as the adjusted CAP cost. The $2504 isn't a downpayment, but the amount Due at Signing. 1st payment comes out of that, and likely the lease acquisition fee.
I asked and the dealer said that the $2504 is Due at Signing which includes 1st month and fees. I asked where the Lease Acquisition Fee is and he said it's "built into the lease".
I guess I should try to get his MF down a bit more, but if his residual is 2% higher (65% vs 63%), it's probably a wash right?

The monthly interest won't vary by much, no matter what term you choose.
Since you are paying it off early, you may be able to negotiate a HIGHER rate, in exchange for a bigger discount, that would more than make up for the higher interest over just a few months.
Also, for an increase in the money factor, they will waive the $1095 acquisition fee. You should do this, as you'll only pay the extra finance charges for a few months, but will avoid the fee, altogether.
BUT, I don't know if PFS has some way claw back some of that rebate, if you pay off it off early. Also, keep in mind that you'll likely have to pay upfront sales tax on the rebate, plus the Porsche lease acquisition fee.
