The way I view this gas price thing is that we are in the 12th round of a 15 round championship fight. Electric cars are coming on fast, faster than I thought they would. So the oil companies are swinging for the fence, so to speak, while they can still wield the bat. Sorta like a last fling. Yeah, I changed the sport but you get my idea.

But guess what? The stuff to make batteries comes from the ground too and you know who owns a lot of that and before it is over they will own even more of the good earth that provides the stuff that is needed for batteries. Maybe we can convince @oldfarmer50 to hold on to what he has so we will, for once, have an inside tract for our exclusive use.

If you are thinking that one day we will be able to pluck the power we need out of thin air, guess who will have a finger in that too?

And there are those in our society that want to ban guns !!!

The landlord could leave the carpet but dark brown 35 year old carpet isn't everyone's thing. If he sublet he could make the new people take it....and they would deal with it. But, that could have some problems too. The wallpaper is very dated...as you can imagine 35 year old wallpaper would be.

Sorry about your Dads second wife. That type of thing happens often. Hard to say what kind of person the new mate really is....and often they will do what they have to for themselves.

I agree but business is business, and the landlord has the right. And, there is another factor....rent controls have kept his rent at an artificially low rate. He pays $940 for a 2 BR, 2BTHRM apartment downstairs, once he moves out they can probably get at least $1800 for that apartment. He has been a good tenant, but, I am sure they are glad to see him go.

You should just tell them that because of all the trouble he has to go to in order to move, that he might just decide to stay. I bet they would change their tune.

It is tacked around edges....about as easy as possible to remove. Underpad is just lying underneath....the part we looked at isn't stuck but Demo Guy says even if it is stuck he can scrape it off pretty easily.

Floor underneath is vinyl squares...pretty tough. If I recall, quarter round is still there in place. I don't think they expect apartment back in mint condition....35 years of regular use. They will know they have to repaint and refresh.

btw....on the judge shows, I see it is a good idea to take pictures when you move out - if they are favorable to you. Otherwise a law case becomes a he said/they said. I think we can leave it in pretty good shape. If they do ask for more or try to sue... don't think a judge would look on a frivolous lawsuit of an 80 year old senior who paid his rent on time for 35 years as being too easy to win.
From what you have said, it doesn't sound like your brother will have a problem but don't think for a minute that just because he is 80 and has paid his rent on time for 35 years that the law will be lenient because of that. I know it doesn't work that way here in the US and I doubt the law is different in Canada when it comes to these matters.

Some judges try to be impartial and implement the law, but many are just there to impose their passive-agressive wills and agendas.

They say you can get control if you put the car into PARK. How do you do that when you are going 80 mph.

Did the car do that itself or did you hit the brake as you leaned? I hope your car was smart enough to see the danger in that maneuver.
The car did it all on it's own. I have done this in other cars, never had a problem. I guess it makes sense in some ways, but, it stops as suddenly as possible....in some ways I think it is more dangerous than if it let me lean out the door to pick up my newspaper.

I don't do that too often, but, next time I will completely stop and put the car in Park before leaning out....hard to be in just the right place to pick up a newspaper though. I guess it makes good practice if you are going to play polo one day.

So you are saying the car suddenly stopped and you didn't hit the brake? That sounds like all those people a few years ago who swore their car accelerated and they did not hit the gas.

Excellent idea. If you don't let me leave without taking out rugs and wallpaper I will keep renewing my lease and sublet to someone else and make $900 a month.

I didn't jam on the brake....the car did that. I was just coasting up to where the paper was, I opened my door just enough to line it up so I could pick it up and the car suddenly stopped. I would like to try it again but it stopped so fast, it could really do some damage.

It was like when you are a kid, riding a bike, and someone jams a broom handle into the spokes kind of feeling.

I did it once....I don't want to try it again. Geeze, if someone kidnapped me in my own car....and I tried to escape by opening the door, we could all go flying through the windshield.

I think it is this way in other cars too....particularly a 2015 or newer Mazda.

On certain 2015 or newer models, the parking brake applies automatically when the door is opened or the key is turned off after shifting to PARK. In this video, the auto apply prevention is demonstrated in a 2016 S550. This currently applies to the S Class, the GLE Class, the C Class, the E Class The GLC Class, The CLA Class, The GLA Class, the GLS Class and the AMG GT.

Actually, a really important lesson here that you indirectly pointed out Mr S.

My brother probably could have bought his apartment, if it was a condo, for $40000 35 years ago.
Now it is probably worth about $400000. Too bad he could never see the point of buying over renting.

If "the law is the law", there wouldn't be such a thing as affluenza, which is a real malady in the amusingly titled justice system.

This is a great place overall, but there are severe failings when it comes to consistent law enforcement and the applications of consequences.

Regarding abrupt braking and stopping when door is opened while the car is still moving, I have that feature in the 2018 S450 and also had that feature in the 2017 BMW 740i.

Is it a necessary feature in cars and light trucks? I don’t believe so - but it is only a matter of adding a computer chip or add some computer coding which senses a door opening while the vehicle is moving and sends an impulse to another chip that controls the accident avoidance system or the pedestrian avoidance system. So the cost is insignificant because the automated abilities to stop the vehicle quickly are already part of the computer’s capabilities.

Can the “auto-stop when door is opened” capability save a life or lessen the chance of significant injuries to an occupant? Definitely, and can be a plus in auto safety at a relatively insignificant cost.

It is impossible for the laws to be implemented and/or applied equally and/or impartially in every case brought before a judge(s). So long as humans apply the laws, all we can hope for is application of laws impartially and objectively “most of the time” or in a majority of cases.

The judiciary is built upon different levels of judicial prudence - municipal and lower court judges, State Appellate and Supreme Court judges, Federal District and Appellate court judges and finally the US Supreme Court. Thus, the framers of the Constitution - specifically the judiciary - attempted to create a system of checks and balances within the court system in order to limit biases and prejudices when applying the law. We all know the bias and prejudice of the 9th District Court of Appeals whose controversial decisions are frequently overturned by the US Supreme Court. But the checks and balances are there in the case of a majority of a left-leaning group of judges. But even the Supreme Court leans left or right depending on the biases of the majority of justices.

I believe auto-stop when door opens is only something that is only done in cars with electronic parking brakes. My 2011 Regal had such a brake but I never tried testing it that way. Interestingly, both of the ATS models I have had still had mechanical parking brakes, but if you spring for the optional "total nanny" safety package you get an electronic one which I suspect has that feature.

I'm not going to cry the blues for landlords even though they took their fair share of chances to get into that biz, and if they are still in it, they are making money. Otherwise they would be selling shoes, cars or even books for that matter.

Back in the early 70's I was introduced to a guy at a party I had only nodded to before that. He seemed to be a pretty nice guy, my sons even played baseball with his sons years later. This guy's family was quite well off do to real estate. His grandfather started that biz and he was working with his father and brothers at the time running the family business. I'm sure his sons are running the show now. They owned property of all types in and around the Burgh. Even what some would call slums.

I'll never forget him saying his worst tenants were the ones that lived in the nicest condos in the high rises his family had and the best tenants were in the low to very low income places. So, I asked him why. He said the ones that pay the most expect everything to be PERFECT ALL THE TIME. If a plumber doesn't show up within an hour or so, they call again and they don't stop calling until he shows up to fix the slightest faucet drip. On the other hand the ones in the slum type property are thrilled when he provides a bucket or two of paint and tells them to slather it on or if the plumber even shows up within in a week.

It's a tough business to get into and while I could have probably done a lot of the routine handyman stuff myself, back in the day, I would have had to forgo the family life I had. To me, it would not have been worth it nor would I have had the patience to deal with people who don't know how to have even the most basic respect for property.

I guess, the auto stop when door opens feature is a good safety device overall, a kid could open a door and fall out by accident, or some guy trying to scoop up his newspaper could fall out while the car is moving.

But, what about all those movies when the bad guys kidnap someone and the only way for them to escape is to try to open the door and jump....the car will squeal to a stop right next to where they tried to jump out?

JMonroe....I can see where that would be true about who the best tenants would be. I still don't think that all landlords are bad people. And, I don't see why someone wouldn't try to fulfill the terms of the lease agreement when it is time to leave. The landlord provided a service, you agreed to the terms, and one of the terms is the apartment is to be returned in the same condition you received it in........less normal wear and tear.

Mike, my wife insisted I be taken to Coral Springs medical as she also thinks it’s a better hospital. It was for the most part, and those few issues Imhad were quickly addressed by two different folks in the nursing department. They were both supervisors and came to see me on separate occasions to see how I was being treated. I let them both know where they dropped the ball and the issues were taken care of within an hour. It was nice to see some employees reach out to correct any problems. I know hospital work ain’t fun and when patients are there, they aren’t at their best because they just feel lousy, but no one should be humiliated like I was on those few occasions. Trust me, if it weren’t for my vertigo issues, I never would’ve asked for the help but after falling in the hospital, they finally got it that I needed some extra care. Also, I wanted to walk and peeing into a bottle just wasn’t going to work. Being in bed so long, felt if I didn’t keep walking a bit, things would get worse.
The hospital was so much better than that rehab place. I got a survey in the mail yesterday from the rehab and plan to fill it out honestly, not hold back as they need to know. Some of their workers need a class on compassion and how not to humiliate their clients. Honesty is always the best policy!!!

We’ve been in our current home 31 years and it’s clean, cleaning folks come every month, but a bit messy which is totally my fault. In these next couple of weeks, I plan to get rid of a lot of stuff and donate a bunch of clothing I just never wear anymore. Should look a lot better once I get rid of the clutter. With our oldest moving back for about three weeks in mid August, want to be clutter free by then. I keep a lot of old paperwork so need to go through that stuff and only keep relevant papers dealing with the house purchase and any added work that we had done. Figuring on one day for my closet and another couple of days for the bins and drawers of papers I need to read through. Then I’ll have a better handle on what’s going on. The wife has been nagging me for months to go through stuff and am finally ready to take on this Herculean task. Honestly think I’ll be pitching more than I keep so I know she’ll be happy. Trying my best here as I’m still not back to 100% yet. But have the time off now so now’s the time I guess. Think I’ll also be happier with things cleaned out but will take some time to read every piece of paper and decide if we need it. But no one else but me can do it so...I’ll just do it!!

I know why the courts and appeals systems exist, I was just saying that hopes of overall consistent justice are optimistic, at best - even with the supposed checks and balances.

Lately, it isn't "left-leaning" judges I would be concerned about.

My E does this, not sure if I am a fan, as sometimes I have to squeeze the car into little slots, and I like to back up with the door cracked open to see the line. But I suppose it will protect the inattentive.

Something that does catch my eye is that the "Park" button takes a firm and deliberate motion to engage.

Coral Springs Hospital is part of the North Broward Medical System and has 3 hospitals. The one you were in is the best of those 3. I had my cancer surgery at the main Broward Hospital near the airport - but that’s where the liver transplant team operates.

I don’t like rehab facilities but that one in Boynton Beach was excellent.

Hope you are getting stronger and healing quickly.

My point was 35 years of normal wear and tear includes everything being worn and torn to bits and pieces. Can't see any complaints from a landlord being legitimate.

If that is the case....then his apartment is pretty well mint condition. He lives on his own so that is like half...17 years of pretty light use. Still, it needs a refreshing...and the wallpaper and carpets aren't to everyone's taste. Should be left neutral and bright....landlord should just clean and paint.

Since @abacomike has been bragging on his grandson lately, let me do the same on my middle nephew.

He he will be a senior in HS this fall, and has been on the varsity football team for the past two years. He’s had some interest from D-III schools, but recently he’s talked with both a recruiter - and the head coach - from Columbia University.

Ivy League schools don’t offer athletic scholarships, but my nephew holds a 4.0 GPA, so the school will offer him an academic scholarship to play on the football team.

He is already traveling to NY next week for a trial week at West Point; now he and my sister are going to NYC in July so he can attend a One or two day football camp for the school.

Heady times, indeed!

Yes Mike, that's why she insisted that I be taken there. Northwest Regional is much closer to where we live but she was not backing down. They were very good about diagnosing the issues I had, or so she tells me, as I was pretty much out of it for most of the three weeks. Thin after awhile, the lack of a good nights sleep made me super fuzzy and it wasn't until a couple days after the gall bladder was removed that I remember much. I do know that first full day at the rehab place the lack of sleep finally got to me and I had a little issue where I was going to pass out in the bed, I started sweating all over and was a bit incoherent. Luckily, the nurse was right there and she got a few of them into action. they brought me damp towels and wiped me down, got me stable somehow and gave me something as I remember falling a sleep a little while longer, or it could've been a dream. I just know I woke up about 4 hours later and was my old normal self. A few folks came in to see me just to see how I was feeling after that little incident. I blame it all on lack of sleep to be honest. I knew then it was time to go home!

If he put carpet over hardwood (sorry, didn't read up on the lead up), then he protected that floor for thirty five years! Pulling out that carpet is a helluva lot cheaper than refinishing a hardwood floor! Walls? Yep, those would be in full need of a refinish as well.

You might pull out that stuff, but I really don't think it is on you to restore it to the condition it was in at move in. No way. No lease forbids wear and tear; that's an assumed cost in the rent.

They say you can get control if you put the car into PARK. How do you do that when you are going 80 mph.

I opened my drivers door as I approached the newspaper in the driveway...I wanted to reach down and get my newspaper. Unfortunately, when the door was open about 2 inches the car came to a sudden halt.....my wife wasn't too happy. I have done this maneuver in the past with no incident...kind of lean down and get the paper as I drive by it.

Put it in park or...gasp!...step on the brake pedal. Crazy way to stop, I know, but desperate times...

OK driver, you taught me something. My Lexus has the electronic automatic parking brake and I am sure it would do the same thing. I can turn it off though. Also could be a last ditch way to stop a "run-a-way", if there is such a thing.

My car also has a "hold feature" that, when activated, will hold your car at things like a stop light, etc. without keeping your foot on the brake. It deactivates when you hit the gas. Makes it very awkward when you are just trying to inch forward though, like positioning your car in the garage, etc. I seldom use it, but I could see where it would be handy with a manual trans.

it is a good feeling when your kids succeed. Our son is doing fine off on his own (turns 27 in a few weeks) and daughter is all excited to have now graduated, and is doing "real people stuff". Will be getting first car in her name soon and has application in for a nice apartment close to where she will be working. Not too happy having to spend money on all this, but at least she will be making some!

Just got back from Lake Worth Florida where my Dad’s remains are encased in a small vault - South Florida National Cemetery. The cemetery was jammed with cars and people paying their respects to their family’s deceased veteran. Wreaths were placed at each grave or vault and American Flags on small sticks everywhere.

Every 15 minutes, Taps was played by a bugler in uniform. All this rain we are having made the 1 hour drive up there a bit hazardous, but worth paying my respects to my hero Father.

I am glad you learned something and I am sure most of us did....you couldn't know that unless you are doing it, no one actually tells you.

If you do it for a runaway car....make sure your seatbelt is on good and tight, that car is going to stop very suddenly, don't want the car to stop and for you to keep going.

The floors are not hardwood, they are just tile squares. The lease says wallpaper and permanent carpets must be removed. No matter how it is rationalized, it would be risky to leave them there. My brother has become extremely anxious, worrying about a law suit is worse than paying at this point.

@Marco, same old stuff unless you count the new things @driver100 has found on his car. The latest was him trying to snatch up his newspaper laying in his driveway via an open the door drive-by maneuver. His car screeched to a stop because the door was opened and he was very surprised. Too many options on his Benz for him to grasp. He's the perfect candidate for a wannabe. But I'll tell you right now if he ever gets one I'm trading mine because I wouldn't be exclusive anymore in here. That goes for anyone in here really, especially him. :@
