Where are you? What is the MSRP? What is the selling price?
If you amortize the $10K over 36 months, that would add over $275/mo to the payment. So, technically you're paying over $850/mo for this.
And, worse, if the car is stolen or totaled during the lease, that $10K is gone.
Would you pre-pay rent on an apartment? That's effectively what you're doing.
