The negotiated 36 month lease had been extended to 39 months at the same payment. I balked and walked after the sales manager employed 'typical' slickery sales tactics. I'm looking to be better informed on actual inception fees when I step forward with another dealer in the area.

MBFS lease acquisition fee is $795, commonly marked up to $1095. The only other fees required are DMV fees for your state, and sales tax.
Dealerships can add dealer or doc fees. Sometimes they are exorbitant. They can also neglect to mention that their monthly quote requires a substantial CAP reduction payment upfront.
The 39 month term can be a better program, but if it's the same payment they quoted you, then they kept the savings for themselves by raising the selling price of the vehicle.

The invoice prices I've found are 5.4% under MSRP. And some people are posting and the Edmunds tool may be indicating there might be a dramatically lower price to be had. I liked the science I thought we had over the opaque alchemy I'm seeing in the market today. Is there a best practice to get the best deal today?

Hi Michaell, as I said, I've used the Edmunds Price Checker and it suggests a great deal for the referenced vehicle is ~$55k, which bears no relation to invoice +/- loyalty/clubs/aliens, etc.

Sorry, I missed that from your original post.
But, since the pandemic hit and completely upended the new car market, invoice price has not been a target for shoppers. If anything, you'd be lucky to "just" pay MSRP. Only recently have we seen prices drop to below MSRP.
All MB product can be purchased/leased with at least 10% off from MSRP before incetives.
Just find proper broker online or find specific lease car forums
Going directly to the dealer is a waste of time.
