    We also had good experiences at HH Gregg; we bought the refrigerator that we currently have from them as well as our last CRT television- a 32" Toshiba.

    @tjc78 That was a nice setup you shared with the various store facades. At least something went in after the last place bailed. It seems like every time a big store goes under around here (or even around my region of Ohio), nothing comes in to replace it. The big stores would rather build a new place than take over an existing place.

    I'm not really sure how many "indoor storage" places these areas can handle.... but I guess that beats the last stage of the big box store lifecycle (abandoned and collapsing).

    The smaller box retailers are very good at repurposing existing spaces. 90% of my builds were done that way.

    Five Below, Dollar Tree and others bought hundreds of the Party City leases and will convert those boxes to their stores.

    $1.25Tree is my favorite place for retail therapy. I can buy everything that interests me in the joint, and only spend $10, although the "plus" items are taking up a lot of real estate. My local one has a package of Bounty paper towels for $9! :o

    The Walmart Neighborhood Market (grocery-only retail space, for those not familiar) near my house used to be a Circuit City before CC moved east to a more modern retail center, before CC went bankrupt.

    I hit Dollar General and Dollar Tree when I needdHot Wheels and Matchbox cars to give away to kid at car shows. One time I was discussing a case with a victim and she mentioned that her husband told her he saw me at a show and that I had given a Hot Wheels car to their son.

    Good point, but it all depends on the deal… some deals are LL As-Is where the tenant funds everything or receives a tenant allowance when signing. Could also be LL turnkey where the LL builds the retail space off the prototype documents which for many retailers includes bringing the facade up to their standard.

    I’ve redone facades, added pop ups, moved entry doors … every space is different.

If you place large boulders on your property and far enough off the road as to allow for normal driving errors (i.e., far more room for error than a guardrail provides), I don't see how it would ever be anyone's fault other than the driver. An argument could be made for intent to harm over something like a spike, but a boulder? That is just a protective landscape feature. Anyone harmed by that is doing something so far outside the realm of normal/reasonable, it is no longer even an argument.
    I think similarly when people say a certain freeway or on/off ramp is dangerous. Even if a few extra people are crashing their annually, what about the billions of others that safely navigated that "dangerous" road completely without incident? Also, the fact that you recognize it as a "dangerous sections" suggests it's a readily apparent condition any reasonable driver would already be taking into account and adjusting for.

    I lost a case where the defendant was filmed pointing a gun at the victim (another female). The victim drove away and the defendant shot at her car- hitting it on the C-Pillar. At trial I showed the video three times- and the defendant even admitted shooting at the victim. The jurors thought there was reasonable doubt because I didn't have a ballistics test run on the gunshot damage to the car- never mind that the defendant admitted shooting at the car.

    That's why I always told victims that there is no way to anticipate what a jury of 12 people might do- so If a plea gets us most of what we want I would advise taking it.
    I've realized in recent years there are more complete utter sheer idiots out on the roadways than I originally thought (and I wasn't that optimistic to begin with). Makes sense that a group of 12 would have at least one idiot, if not more.

    Years ago I went to hhGregg to see if the TV they had was the same as what I saw at Best Buy. There was something off with the hhGregg model number. While at the store I saw they had a letter in the model number that should have been a number. The salesman moved the TV so I could see the model number on the back. It turned out to be the same TV I saw at Best Buy. I thanked the friendly salesman and told him they were higher than Best Buy. He went to his manager, came back and not only matched the Best Buy price but took off another 80 bucks. I bought the TV before they changed their minds. I was sorry when I saw them close.

    It’s 66 today which for this time of year is not bad at all. We just got out.

    In late August/Sept in can get into the 70s which is just perfect.

    Last year was constant upwelling and it was cold all summer

    Two years ago when we went to Myrtle Beach the second week of August, the water temp was 86 F. There was a couple there from the LA area and they couldn’t get over how warm the water was. They said the Pacific is too cool for them that they don’t enjoy it anymore and plan to come back to Myrtle Beach the next year.

    When we lived in SC we went to Hilton Head pretty often. The water temp there from mid July till early September was even warmer.

    Fired up the 1963 corvette and drove for a bit in the blistering heat. Apparently I need a new ferrule on the oil line going to the oil gauge because my right lower leg was covered with dripping oil.

    It was brutal out today. I mowed my yard around 8:00 PM and, once I finished, wished I had waited another 45 minutes before starting.

    I trimmed some redbuds while on a ladder, but I did it in the morning before it got too hot.

    I mowed around Noon, yesterday Not great, but it only takes me 25 minutes. I knew today would be worse, and I started drinking at 4 PM, so last night was out..

    Wow, a slit window C2? I’m impressed. A friend at work has a 65’ which he tinkers with and occasionally drives.

    I burned some brush, mowed the fields and hung off the side of the barn that I’m residing. I’d rather do what you did, oil or no oil.

    Frankly, just judging from the titles in his video library, he appears to be a clickbait artist. He starts from a faulty premise, namely that automakers should produce everything themselves. I guess he is too young to remember how GM got started, when Billy Durant bought up companies making parts for everyone. As GM volumes declined in the '80s and '90s they no longer had the volume to invest in those enterprises and shed them. He seems to love Toyotas, but I guess he has never looked under the hoods of them to see where their parts are sourced.

    We noticed the past week or so that the guy who usually directs traffic into the parking lot at baseball games wasn't there. After nosing around a little I found out that a guy wanted to park in the VIP surface lot, but it was full. The attendant told him he would have to go to the parking garage.

    Evidently this guy insisted on going into the full lot and ran into the attendant. Not once, but twice, knocking him down. All this in front of many witnesses.

    Then the moron drove a short distance to the driveway that is always closed and blocked off on game day and tried to get in that way. That's where the police found him.

    After admitting he drove into the attendant he asked the cops if they could hurry things along so he wouldn't miss the start of the game.

    The attendant's dad told me the guy extended his hearing because he didn't have enough time to prepare his defense. :o

    Opens microwave and grabs popcorn.

    Don't forget the bleachers. I often refer to bleacher and popcorn events, but not so much lately, and almost never on here.

    I never said I wanted a different government. I like the one we have and have lived with it longer than most in here. What I’d like to see is more rights for the victim. The perps have been given too many easy ways out.

    As for the case in point here, someone without insurance makes life miserable for the people whose cars they hit. Our system has to crack down on those without insurance and make their life at least as miserable as the ones who play by the rules.
