Do you think that the adjusted cap of $46,997 and the $560.30/month is a reasonable deal to close on by month's end? I could offer to pay the $700 bank fee up front and that would probably move the monthly down to about $540/month as well.
I don't make decisions about with other people's money. If you are comfortable with the selling price, that's the biggest part of the lease deal.
And yes, paying the bank fee up front will lower your payment about $19/mo.

1. I don't track MF trends - too many manufacturers, and too many models 2. MF does tend to get updated every month - doesn't always means that the value changes 3. Lexus residuals are usually reset every quarter. New numbers will be out in early April. Residuals are usually best at the beginning of the model year and slowly go down. However, the MF could also be reduced as well, but there isn't any hard data to support that statement.

There could be regional programs that we don't know about, but the most likely answer is they are bumping the MF for more profit.
The $2000+ savings on the TX sales tax is a great thing, though..

Yes, I have a CT that we have grown out of. We may end up just needing to deal with it due to the impact on the monthly payment, but I'm at least exploring the options.

58% and .00090. $1500 lease cash still available, but first month complimentary payment has gone away.
Each MSD deposit will reduce your money factor by .00008. If you put down the maximum of 9 allowed then your money factor will reduce by .00072. If your starting money factor is .0009 and you make the max 9 MSD, your new money factor (.0009 - .00072) will be .00018, and that is if Lexus will allow you to go that low. An .00018 money factor is a very low interest rate, probably less than 15 bucks a month or so depending on the MSRP plus residual amount. I don't think a dealership will go that low without selling the car at a higher price.

You must have gotten a tax credit, then. Texas applies sales tax to the entire selling price, not to the monthly payment, which is how my spreadsheet works.
