I confirm the MF of .00040 and a 36/15 residual of 58% on the ES350 Crafted Line; however, when I plug your numbers into my spreadsheet, I get a pre-tax payment of $493.69.
There is also $1500 lease cash available this month; I think you can do better on the selling price, then back out the lease cash from it.
Where do you live and what is the tax rate?
Confirm with the dealer what the net cap cost is on this offer.

Yes, if your payment is lower than my calculation, then it looks like a good deal.
I don't track selling prices, so I can't tell you if you can do better.

60% and .00090 are the 36/12 lease numbers for the RX350 this month. $1500 lease cash. 69% for 24/12 and 67% for 27/12. Add 1% if you want 10,000 miles per year.
Using your MSRP and selling price, I get a payment (pre-tax) of $501.06/mo. Is the difference between the $856 of fees and the total due at signing of $2350 being used for cap cost reduction (down payment)?
At the moment, the $483.31 quote (with taxes) looks pretty strong.

What is the net cap cost?
We don't recommend putting money down on a lease - if the car is stolen or totaled, you lose that money.
Just closed on my deal in nj...msrp 48,143...did 9 MSD only....all else rolled in for 36 months 10k per year...434 per month with all services included...selling price shows as about 43.6k but not sure if factoring in rebate...I am happy with the deal and the car is very nice.

June 30th, got the deal, MSRP $47300 27 months for $439.98. I also returned 2013 RX350 that had 9 months left. $0 money down, first month, tag transfer, and etc - $800 out the door.
