     Explorer for glad you started up the mustang what type of work does it need at least it started right up awesome to check all the fluids and drive it around town a bit up in your local streets not on main roads obviously ha ha Ha

     I would tell any potential people try to make an offer on the phone how men look at it first and then we’ll talk and if possible wouldn’t meet them at my house would meet them somewhere else

     Old farmer this weather is crazy I hope you’ll be able to drive your Mustang again soon where is the spring beautiful weather here today in down state New York but I think tonight rains coming when I get older these past two days are lovely. Should be hopefully the weather stabilizes real soon in this weather stays this nice like today and yesterday we shall see

    OK, you guys made me dig the lawn mower out of the shed and start it.
    Guess I wasn't too happy with it last year, wasn't cleaned and still had some fuel in the tank.
    A few pulls and sitting in the sun for a few minutes, and it started.
    I mowed a small portion of the yard, just to remember what it's like.

    OK....just now (I mean within a minute or two) got a blurb from my Car and Driver on line subscription that after years and years of speculation, The General is bringing out a mid-engine Corvette. It has been rumored since the ‘80s. Sounds like they’re finally going to actually do it.

    My collection of hardware may come in handy again today. Drain was clogged on the clothes washer. After removing the bottom panel, I also found 2 broken shock absorber brackets. Will have to dig into it this afternoon and see what I can do.

Said he has even done several complete sides (not both sides) where just small areas were damaged. I'm not counting on it but they will be out on Tuesday for a look see.

    @jmonroe - we will do the packing but already have the professional movers scheduled. 

    Truth be told, we looked at a bunch of houses last year, just couldn’t make up our mind about what we wanted and where we wanted to live.

    once those decisions were made, it was pretty easy to find a house we were both happy with.

    Some cool/rare stuff in that pic. I see a Type 3 Notchback in the background, those are sought after. The oval window Beetles are also sought after. The real rarity is the two tone car, front row center - a Type 34 Karmann Ghia. This was the top of the line VW at the time, and never officially sold here.

    Raining here too, and the fintail doesn't usually come out to play in such weather.

    It's can be the same here. A co-worker last year bought a 2500 sq ft turn of the millennium tract house on a 4000 sq ft lot. They were thrilled to get it for 500K, and average commute time is likely a mere 75 minutes each way. Yay Seattle! My grandma's 60s ranch/rambler on a quarter acre feels like being on a farm in comparison.

    Could be worse I guess. I was listening to a podcast earlier with Keith Hernandez, the former ball player and now Mets broadcaster, on the Boomer and Gio radio show. Hernandez was discussing his broadcasting job and said that for a home game at night, he gets to leave the stadium around 10:30PM for the 91 mile commute back to his place in Sag Harbor, Long Island. He said that because there is little traffic at that hour and that the state troopers now know his car (I seem to remember he mentioned a C63AMG), he can drive at 80mph on much of the trek and typically it takes him 90 minutes or so for the entire trip. One of the other two guys was amazed as he lives not far from there but travels during the day when it takes much longer.

    I wasn't familiar with the area so I looked it up. Sag Harbor is way out there on Long Island, well past Bridgehampton. I then looked up real estate. Wow. Aside from one fixer-upper for $825K I didn't see anything under $1 million and most were much more than that. I guess it is for people who like their privacy.

    Nice, socio-economic based law enforcement once again. I think we have that here, too. My co-worker's commute might only take 30 minutes at night, but rush hour here becomes pandemonium, especially if there is rain.

    Those prices are similar to what can be found here closer to employment centers. In my postal code, I suspect there aren't more than a literal few detached houses under 1MM. and those are gut-jobs or teardown old 50s bungalows. You're either rich (like in Vancouver, offshore money launderers are big in the market here) or in a condo/apartment. I think the average price for a detached house in Seattle itself is creeping towards 800K now. Vancouver part II.

I asked if it had to be a cashiers or certified check. She said, "you can write a personal check". That didn't sound right to me so I asked her to repeat that. She did, so the next morning I had money transferred from our savings account to our checking account. It saved me the small fee that either of those checks would have cost me. It wasn't much but why do it if I don't have to.

    Fast forward to the closing that afternoon. We are now done with all the paper signing and the closing officer says, "all I need from you is a check for $ xxxxxxxxxx". I passed the personal check to him and he said, "I can't take a personal check". I told him that I was told that he could. He wants to know who told me that. I told him the woman's name and the attorney at the office where we are closing, excuses himself and comes back in a few minutes and says, "yeah, Sally admits to telling him that. She should know better". I said, "I can go to the bank and get what you need. The bank is only a mile down the road". The closing officer said he had to be on the other side of town for another closing and he didn't want to wait for me to go to the bank.

    He said, "OK, Mr. jmonroe, I'll take your check but I want you to know that passing a bad check at a closing is a FELONY. Do you still want to give me a personal check"? I tuned to Mrs. j and said, "you're the one that wrote the check. Do you still want to give it to him"? I heard an uneasy laugh come from the closing officer. Man, those guys have no sense of humor.

    Just in case you guys are wondering, the check was good. Just like all the checks Mrs. j writes.

    Cashiers checks are checks written on a banks own account after the person requesting the check turns the funds over to the bank.

    A certified check is a check written on a personal account that a bank certifies that there are funds to cover the check in the account.

    I've driven a number of Accents with 40k+ rental miles and for what they are they hold up pretty good.
    We took an accent to 190K miles with little issue.

    I have landscape quotes coming in, too. One is taking down dead trees and limbs at the rental house. Only one so far there for $2100. Also trying to get new quotes for lawn maintenance at our home. Landscapers are so unreliable around here. Either that or they look at our property and run away before talking to me.

    Just prior to New Years we had a big windstorm here and I lost a few shingles. The roof was 12 years old and just out of warranty but the original contractor came over and replaced them for $200 which I thought was fair. Never thought to call the insurance company. Maybe I should have.

    it is surprising sometimes on how hard it is to find people to take a lot of your money to do some relatively basic stuff. What drives me nuts the most is the guys that talk to you, tell you a specific time they will be out to look, then not only don't show up, they never both to get back to you.

    Are you selling? Just get a big bag of cash. Otherwise a bank check from a local bank, that you can verify at the bank with the buyer. That other stuff only makes sense if you are financing.

    That hassle, and sales tax credit, is why I’m much more likely to trade in a car with decent equity.
    Not selling currently although my relatives may be selling an almost new Civic. I was just pondering on how you would weed out the joy riders from serious buyers. A bag full of cash would do the trick but I'm wondering if there is a more practical way.

    I sometimes see car ads that state "must show ability to buy before test drive".
    I think I would say in the ad..." Please, I am a serious seller and I expect all inquiries to come from serious buyers. I don't have the time to waste with dreamers or non serious people and I won't waste your time either. You will find me very easy to deal with. If you are planning to offer much less than my asking price please be aware that there are lesser cars out there for less money and you may be happier with one of those cars"

    Yes, that sounds a bit arrogant and it will piss off some potential buyers. It " should" weed out the flakes and that's what you want. When the call, be very nice and professional. If they ask what your bottom line is, let them know that they will need to look at the car and that you may consider a close offer. There is nothing worse than a non serious joyrider.

    I've seen ads that say simply "no dreamers or tire kickers" but that sounded a little terse.

    When you were selling how did you avoid people who thought nothing of wasting your time test driving with no intention of buying?
    It was hard to avoid them and of course, a good salesperson can turn a "flake" into a buyer sometimes. There were times we knew immediately that we had taken the "wrong" customer and we called that "getting ambushed". It happens and it's part of the job. The worst "up" whas the shopper who walked in and said..." Hi, I would like to test drive a ......" I used to try to stay clear of people looking at S-2000's and used sports cars. They seemed to attract the biggest "strokes". Still in the words of management...." You never know?" or " All shoppers are buyers if you work them right!" True? Yeah, it happened!

    saw an interesting ad today, on a lease for a Jeep. 2018 Wrangler unlimited (4 door) so not normally cheap. I guess this is the outgoing model. $249/month, $0 down. So, cheap. But the oddity was, it was a 51 month lease! Don't think I have ever seen one of those before.

    How would this work? I put an ad in the newspaper for a Accent...low mileage, perfect condition, give a realistic price. I give a number to call.
    I ask them a few questions and tell them if they are serious I will call them back with a time and place when they can see the car.
    I let them know it is open bidding, and the first one to offer the closest price gets the car.
    Then I meet say at a mall.
    I can take a photo of their license if they go on a test drive.
    Maybe make them sign an agreement that they are responsible if in an accident.
    Will anyone show up? I don't know if I would, but, what does make me like the idea is if someone sells a car this way, it is probably a well looked after car. They'll think I am so OCD it has to be a good car.

Said he has even done several complete sides (not both sides) where just small areas were damaged. I'm not counting on it but they will be out on Tuesday for a look see.

    I have landscape quotes coming in, too. One is taking down dead trees and limbs at the rental house. Only one so far there for $2100. Also trying to get new quotes for lawn maintenance at our home. Landscapers are so unreliable around here. Either that or they look at our property and run away before talking to me.


    I know what you mean about landscapers being hard to get work from. It must be in their genes just like roofers.

    Last year I saw the landscapers truck out in front of my across the street neighbors house so I went over there and asked the guy if he'd give me a quote when he was done trimming some bushes on the side of my neighbors place. The guy comes over in about a half hour, goes into how good he is, gives me a quote for around $300 (that's where I got the $300 number I mentioned in my earlier post) and says he'd do my work when he returned from vacation the following week. I called to leave a message while he was on vacation about a shrub I was thinking of having him put in. Just left the message like he asked but didn't expect him to call until he came back from vacation. The guy called while he was on vacation just to let me know he got my message and that he'd call when he got back to set up a time. I was surprised and felt the guy was reliable. WRONG, he never called and never showed up. I always felt that if you have to ask someone twice to take your money, that isn't a good sign. He won't be on my list anymore.

    When we built our house in SC, we had a great builder. Unbelievably good, reliable, and fair. The roof on that house was a pretty complex 10/12 pitch, hips and valleys roof. Just the opposite of what I have today. The roofers show up and do some work, get paid at the end of the week for a day's work, then they disappear. Now my builder has to get another set of roofers to finish the job. The same thing happens. I'm now concerned about a patch job and he says, he's getting a guy he has used before and there won't be any problems. That guy shows up, looks at what has been done and says the previous crews did good work so he won't have to redo anything, just has to finish what is left; which was quite a bit. OK, roof is now done.

    Got to talking to my builder about what happened with the roof thing and I'll never forget what he said. He goes on to say, "I don't like dealing with roofers, I never did". When I ask why he said, "there is something wrong with people that choose to make a living working on the highest part of a house. They're nuts".

    Like I said, I'll never forget that. But guess what, I need a roof too not just landscaping. I'm batting one thousand. I sure know how to pick work that I need done. :(

    Thanks Steve. The most bizarre part is that thanks to our screwed-up health system here, I won't get the results for a month.

    In the process one of the nuclear tagged tests showed a 5th point absorbing a chemical that the parathyroids do. And some cysts showed in the larger, regular thyroid. So a week later a cytopathologist is doing an office procedure like you had but at a much shallower depth in the neck. My wife said it hurt for both punches but not enough she cried out. I suspect she took a pain pill for her back in advance of the test.

    After fixing the slides as he did each of two punches, the pathologist went to a lab. Eight minutes, 8 minutes later, he came back saying he found some bad cells. He did not want to say the cancer word. But I had already read his body language during the ultrasounds and from what he knew of the previous nuclear-tagged tests that he thought there was a problem with one of the cysts found in the thyroid.

    Eight minutes. My wife was devasted, and still is for that matter.

    yes, hope for the best. I know how hard it is to get that kind of news, but on the flip side, there is a sense of relief in knowing what it is, and being able to move forward treating it. Worst is just knowing something is wrong, but having no clue what it is.

    So sorry to read about your wife’s results.  Unless you’ve actually been told by a doctor bad news like that, you cannot fully appreciate what a person goes through upon hearing that result.  It hits you like a ton of bricks.  That’s how it felt for me.  Then, even after the doctors and /or surgeons clear the bad cells from your body, there’s that cloud over your head knowing it can return with a vengeance at any time.

    My prayers to your wife and to you to give you the strength needed to be there for her.

    I had roofer lined up today to tear off and re-roof one of my rental cottages. It's not his fault that he didn't show up. It's the freezing rain, sleet and 6" snow forecast. (We are on the "wrong side" of the warm front!)
    Where is spring?

    I don't think you'd get anyone to sign such an agreement. What if your car had some unknown defect that caused an accident? The buyer would be open to all sorts of loss.

    If you were worried you could make sure your (or your relative's) insurance covered test drives.

    That's rotten luck. Good news is that you can live fine without a thyroid. My son's quit working when he was about 9 and a little inexpensive pill is all he needs.

    I dunno if this is a local thing only or if it widespread, but the commercial drywall contractors here - those who work on large commercial projects - have a well-known reputation for having most of their guys being heavy weed smokers all day long. They start the day that way, go on their morning break and use it, same at lunch, same on afternoon break. You see them piled into their vehicles on break in groups of 3 or 4 using the stuff. I know it probably is monotonous work but really.

    Thanks to everyone for the good wishes for my wife. The good news is she saw the ENT two days after the cytopathologist. We scheduled surgery for May 18, but the schedule person said she was trying to more operating suite time April 24 at one of the 3 hospitals, and sometimes she has cancellations. But working in a 3-hour surgery is difficult.

    But that happened. Surgery is Friday.

    80% of thyroid tumors are papilloma type. It is slow growing. If that can be good news.

    Her family doctor told her he was glad she kept pursuing the high blood calcium; he kept going after kidney connections. Parathyroid.com
