Been shopping receivers..... sad to say in order to get one with a good amp section you are spending $4K and up.
Denon's flagship costs 1,500 more to get the 5 year warranty which my last Denon could have used making it a necessity. The fact you have to spend $1,500 for a 2 year extension on warranty is enough to scare me away for good. That's $750/year of use to make sure you don't get an expensive heavy paper weight right after the 3-year mark.
That brings it to ROTEL's magnificent Japanese engineered masterpiece "surround amplified processor" since it doesn't have a tuner and costs $5K. ARCAM is the UK equivalent at $4k or $6K.
Yamaha has a good one but it's stuck in the "chip shortage" mode.
I think when it comes to electronics, I'm going with Japan over UK. Also, the Rotel is superior in pretty much every specification, including weight.
Receivers are like boxing; weight class matters. Until a manufacturer starts putting rocks or lead shielding in their amp, I'm going with weight being one of the most important specs when it comes to sound quality.

Yes. We settled on the 30th. Sold some furniture and brought in some of our own. Just need to work on some decor. Maybe new countertops in the spring.
Hit up Cape May Wicker and got our surf board bar and coffee table.
Love the coffee table.
Still planning on closing 10/1 on ours. Everything is ahead of schedule. I asked if we could close sooner but the lawyer said they don’t normally do that.
That’s great. You plan on heading down for a little after closing?
What is the rental season like there? I’d assume a little longer than Jersey.
btw....The company that flies seaplanes from Victoria to Vancouver is expecting to use electric planes by 2023. Right now they claim the planes can fly for 29 minutes.....it is a 35 minute flight so they hacve some work to do before I try it.
Float plane operator Harbour Air is getting closer to achieving its goal of flying to and from Vancouver Island without fossil fuels. A recent flight of the company’s electric de Havilland Beaver test plane saw the aircraft remain aloft for 29 minutes on battery power alone.
Harbour Air president Randy Wright says the company has joined with a new battery supplier to provide a lighter and longer-lasting power source.

I’m not really sure. According to the property manager, rental activity is in the 25% range early fall and late spring. Dwindles to 10-15% at the lowest point in winter.
I plan on heading down by myself the first Saturday or Sunday after closing and stay for a little while to get things set up. We are going to take the fam down for the week starting with halloween. Schools are closed for us 3 out of the 5 days that week.

Golf course aerial views are shown on the Golf Channel and either CBS or NBC on weekends. So you don’t have to fly to Victoria to be awed by aerial views of golf courses.
Goodyear’s blimps and dirigibles have been doing it for decades. Also, drones are now equipped with cameras to provide aerial views.
BTW, the Florida home of one of the three existing “dirigibles” of the Goodyear Corporation is about 3 miles from where I live - Pompano Beach. Ohio and California are where the two other airbases can be found.
Goodyear no longer flies “blimps”, but now fly dirigibles or “semi-rigid airships” manufactured by a newly designed rigid airframe conceived by ZLT Zeppelin (Germany). The new Goodyear “Blimps” are really dirigibles and are manufactured in Ohio by engineers from Goodyear and ZLT Zeppelin.
Blimps are made of special fabric and filled with helium. Dirigibles are made by first constructing an aluminum alloy rigid frame and then tanks are filled with helium to make the ship “lighter-than-air”!

smart move I think. Heck, you could probably sell it for a profit right now if you wanted. Or just keep it a while. You obviously don't drive a lot!
If I had not turned my lease in early, I would almost certainly be buying it out in December when the lease ended.

Excellent decision. Buying at lease end in today’s market is the best deal going assuming you have low mileage and the vehicle is in good condition.
My brother has a loaded Mercedes 2019 GLC SUV he leased for 36 months in December of 2018 that he is going to buy at lease end this December. He only has 10,000 miles on it so the lease buy out is going to be a great deal in this market.
I really like that house. Not sure I want to mow 1.5 acres. Also, it's really out in the boonies. But, I guess that's where you go, to get that much land. It's about the same age as our house, which we built in 1998.
I frequent car shows and cruise-ins as a spectator, which many of you here know already. I saw a listed just now for a car show inside a correctional facility run by the State. This is inside the facility and the "guests" of the facility will be the ones judging the entries.
What could go wrong? Should I go? it's a fur piece away but I sometimes travel to promising shows because I've seen so many vehicles within the 30 mile radius already.

Look at the assessments, though. Taxes will likely double, once you buy it.
Doubtful. They will probably lower the tax rate. I don’t think a township can get away with doubling the taxes.
Our old neighborhood was re-assessed and my value went up about 50%. Tax rate came down and the increase was a few percent.
That's not how it works in Ohio.
But, I'll say this, they do some weird stuff, where as total taxable base goes up, they lower the percentage of the value that is taxed, so that they collect the same amount of tax, overall. That really adds up, over time, so it's possible that the assessed taxable value is only 30-40% of actual value.
Another weird thing for Ohio, many municipalities collect taxes semi-annually, so the tax amount shown might be the semi-annual taxes (though in MLS, it should state that).
Most properties are re-appraised every four years. If it's been four years since the last re-appraisal, then your taxes can definitely jump for a new buyer.
Those could be accurate annual taxes for that property, for the current owner. It is in the middle of nowhere, so that lowers the numbers of taxing entities to get their piece of it.
I'm still betting on $6000-$8000 annually for a new owner, at that price.
Here in CT, a lot of what kyfdx mentioned is about the same. Revaluation every 4 years applies to all properties, supposedly based on market value times .65 or .7, so we all go up together. We also pay real estate pay tax twice a year.

Doubling of property taxes happens here quite often. Our property assessment system does annual revaluations, so you don't have a big jump to deal with every 3, 5 or 10 years as in some other places. But annual assessment increases are capped at a modest CPI % increase for existing owners. When a property is sold, though, it jumps to the new market value for the new owner. Given the assessment cap and the red-hot housing market, a doubling of property tax bills is common for such properties. The municipality laughs all the way to the bank, arguing that the new buyer should be well aware of the likely new assessed value and resultant tax bill they will be facing given the price they paid for the property. They are revenue-crazy so they aren't going to mitigate those increases for anyone.

Revaluation every 4 years applies to all properties, supposedly based on market value times .65 or .7, so we all go up together.
We also pay real estate pay tax twice a year.

New buyers around me get the “howdy stranger” reassessment which is a big bump depending how long the previous owner held it.

If my primary residence taxes were to double I’m putting the for sale sign right up. I’m not paying nearly 34K in a taxes a year.
