Just got back with the wife from a nice little trip, sans kids, to visit one of my close HS friends and his wife who live in the Cleveland area. Spent some time at the Horseshoe Casino, visited one of my favorite breweries (Great Lakes), browsed the Westside Market for anyone familiar with the area for some food to grill up, and no trip is complete without a stop at Melt. Nothing fancy but it was relaxing to spend some time away from work and have a mental break before I formally take over managing my entire group in 1 week.

Easy 2 hour drive from Pittsburgh and got around 30MPG in the Audi cruising at a steady 75-80. In two weeks we'll be back in Ohio visiting my sister, BIL, and their kids in Cincinnati. Hoping to do a tour of Rhinegeist if time permits.

@graphicguy the car looks great and with the changes made to the front end I think it's definitely going to be worth a look.

I should crack open some of the brews I brought home and give my car the same treatment.

My wife is from the east side suburbs of Cleveland and I lived in Pittsburgh for 8 years (college and grad school). For us a trip to Cleveland is not complete without a stop at Corky and Lenny's.

@ab348 so so trew and every one elce above to. have bin also watching Barat Jakson on and off was not inpreased with much it all. same old same old just like the past number of auctions they have bin having.

Well, they did have a Plymouth Superbird go through (don't recall at what price) and they did have something go for $300k+. lots of unique Corvettes. Funny how a $100 option back then can make them worth more now.

There was even a 93 Land Rover that went for almost $100k, more than twice it's origonal MSRP.

Maybe Isell bought it for his third car since he is so fond of that brand. ;)

Good thing I.S.E.L.L. didn't hear about that price for a Rover.....he would have told the guy he was crazy to buy it :p

Cleveland reminded me of Oakland. Some good stuff but you better know where you are going! Not a good place to get lost especially at night!

Saw the final game today, Federer won and he is incredible. 35 years old and he easily beat the 20 year old Z.V.E.R.O.V. (have to spell it like that or the tablet changes it to zero) 6 to 1 and 6 to 3.

    Yay, "Old guys rule".

During an acquisition by my current employer I was based in the Beachwood area for 2.5 months staying at the Hampton Inn on 271. Love Corky & Lenny's, ate there at least once/week then and when work takes me back to that area I always make it a point to stop. Didn't get there this time around as we were staying with friends in the North Royalton/Strongsville area.

I did my undergrad (Pitt) here as well, born and raised here too.

We got an email from our neighbors in Florida that the floor was all wet in the master bathroom in the Florida place. Apparently seals on the toilet broke and water leaked out of tank...main water supply is shut off.

Main problem is water got on the floor, gets soaked up drywall, and mold can grow.
Management company uses their plumbing company to fix toilet.
Plumber calls in reconstruction company....guy gets fans going to dry up place.
Gives us a report with pictures, really makes damage sound extensive and unless he starts working on it , it will get much worse.
He wants us to sign all these waivers for his insurance company, and he wants our credit card info.
We email him we are in Germany and don't have our U.S. credit card with us.
He says in that case send him $3000 AND HE ESTIMATES DAMAGE WILL BE $8000!

The management company said the condo insurance will cover the damage to most of it since the drywall is part of the common property, and he will get a second estimate.

His reconstruction company went in and said damage is way less than the first guy stated and most will be covered by insurance. We will have to buy a new vanity because the wood soaked up some water....possibility they will pay, not sure.

Why am I telling this long Just Monroe type story?

    1. Always get second opinion if it doesn't sound right,
    2. Toilet tank seals can go and water can leak out
    3. This can be a big problem in warm climates where mold can start growing, And,

    4. Why wouldn't they use those tiles in homes in warm climates with the tiles that are rounded and that go part way up the wall? It would be simple to do and would protect the drywall from this kind of problem. I don't know anything about D.I.Y. or construction, but I think sometimes things could be made so much more intelligently. I also don't know why they don't make bathrooms with removable panels so you can get at all the pipes and valves etc without ripping out tiles and drywall.

OK, I have vented. Today we are off to see the final in the Garry Weber Open, Federer vs. 20 year old German Zerkhov.

I don't understand how a toilet tank that holds at the most, 3 gallons of water, can do all that damage.

FWIW, dry wall is installed horizontally, so at the most only the first sheet off the floor has to be replaced. And you don't not necessarily even have to replace all of that. Only the wet part has to be cut out and replaced.

Maybe you should get a quote from another guy who knows how to repair and not just replace.

Next time you leave for an extended period of time, in addition to shutting off the main water supply, at least flush the toilet(s) until the tank(s) are empty.
I would say shut off the water supply to the toilet, but I had a pretty bad experience doing that.

We don't understand either, especially the first guys estimate. He is a conman, talks like he knows everything and uses scare tactics. Second guy seems honest, he says it won't cost too much at all and the first guy greatly exaggerated what had to be done.

You are correct, the wet areas do have to be cut out as soon as possible. The vanity will have to be replaced because it has to be ripped out and the base absorbed wzter....that still isn't a big deal. Still, what a stupid thing to happen!

Thanks suydam, the Florida Home is one floor thank goodness - if it did go to a lower floor that would be a real mess! We have been very fortunate, our condo management company is looking after it, and he knows the trades people. Also, he is insisting condo Corp insurance will pay for it.

I would say shut off the water supply to the toilet, but I had a pretty bad experience doing that.

Explorer, we always turn off water from the source if we are away for more than 48 hours. Insurance policy won't be valid if we don't do that.

Flushing the toilet until empty sounds like the logical thing to do, but, our understanding is you don't want to do that. That water keeps noxious gasses from entering the home. In fact, because of evaporation we put a layer of Saran wrap on the water so evaporation won't happen. We also fill traps in bathtub, shower and all sinks so water remains in the traps.

Florida has its own unique problems, water is extremely hard and along with heat rubber decorates quickly, so seals and flapper traps can breakdown. The next toilet will not have a trap system.

Take note though, don't empty the toilet or leave any trap dry....from what I understand.

    @driver100,
Emptying the tank, does not still leaves water in the trap. Also there is still enough water in the tank that the stopper won't dry out.
Overall, it was just some bad luck.

When I go on vacation I ALWAYS shut off the water AND bleed the pressure from the lines at the basement sink. I also flush the toilets like @explorerx4 mentioned although I have never had a problem doing that. Not sure what his problem was, unless he had the valve stem break off. The old style globe valves can seize from lack of use but the newer 1/4 turn valves don't exhibit that problem.

Another thing I do is turn the water heater down to the vacation setting or the lowest heat setting if it isn't marked "vacation". Years ago I was so paranoid that I even shut off the gas at the meter. Got to be an expert re-lighting the pilot for the water heater and the furnace as soon as we got home but I don't shut off the gas anymore. I'll take my chances just like the rest of the world does.

I have trained both of my sons to do what I do. Water leaks when you are gone for days WILL destroy a house.

That's 5k for 2 additional years. Could be worth it.
    I think extending the 3/36 B2B to 7/100 is about $2k for my F150.

Good point...missed that on the tablet...ha ha. $2500 a year for two years.
Have to rethink, I think I would go without a warranty once the initial warranty is over, then I would see how it goes. If I saw any sign of problems I would ditch it....If the car seemed good I would consider going into a 2nd warranty free year.
If it was eligible for obamacare, you could wait until it blew up and then buy the warranty.

you people are making me feel bad. My car is dirty already (and now, coated with bugs) but being down to only 4 months to go, I stopped caring! I will get a wash on it this week.

bad news today though. caught a rock on the highway. Big divot with some crack lines. I will stop at glass shop tomorrow, but pretty sure not repairable. And last thing I felt like doing was paying for a new windshield this late in the game!

It is 10x10 Rubbermaid type with a wood base I made for it.  I'm hoping 5 or 6 of us can pick it up and move it the 20' it has to go.  I remember when I bought it, it came in two boxes and two of us easily handled each one.  Guess l will know soon enough.  If I can't do it myself I guess I'll just have the contractor add that in.

How do you like those Rubbermaid sheds? I need a shed and am debating getting a kit or having my contractor build one onto the back of my garage, which would look better but probably be more expensive. How do you anchor that one to the ground?

I need a new shed, but am hoping to nurse the old one along until I can dump the house. It is wood, and I would probably get another prefab kit but have it delivered and assembled in place. Some outfits bring them done and drop them in place, but that is impossible where mine has to go.

A plastic one, if it looked nice, would be an interesting option.

It's been solid.  I put it in 10 years ago and it still looks great and doesn't leak a drop.

I built a wooden base out of 2x4s and plywood and leveled it on bricks.   Built it up from there.   Did it myself in a day, just needed a pair of hands to finish up the roof.

Here is the one I have (same model, they never changed it). Oh and I was mistaken, 10x8

That is one NICE car! It's also a car I wouldn't want to own out of it's factory warranty!

If I keep this car for over 4 years, I would get an extended warranty through BMW.  Quite costly - $5000+ for 6 years/75,000 miles total age and mileage.
Why do you think they charge so much ?

Because they know the odds, obviously.

A lot cheaper than a new wood one. Sadly, don't think I could convince the wife to do it!

My car is dirty, too. Downside of it living outside. And, with the sprinklers running twice a day, I've got hard water drops on it. :disappointed:

I'll have to get after it this week, inside and out.

    Speaking of hard water drops...

The X1 has some on each of the side view mirrors. I've tried invisible glass, vinegar and magic eraser without any success. Any tips for removing them?

I haven't had the problem but this is what Google says:

    @driver100,
Emptying the tank, does not still leaves water in the trap. Also there is still enough water in the tank that the stopper won't dry out.
Overall, it was just some bad luck.

Iagree...just one of those things, one in a million wins a lottery, I get this! Still better than getting struck by lightening.

Maybe you should get a quote from another guy who knows how to repair and not just replace.

    jmonroe
We don't understand either, especially the first guys estimate. He is a conman, talks like he knows everything and uses scare tactics. Second guy seems honest, he says it won't cost too much at all and the first guy greatly exaggerated what had to be done.

You are correct, the wet areas do have to be cut out as soon as possible. The vanity will have to be replaced because it has to be ripped out and the base absorbed wzter....that still isn't a big deal. Still, what a stupid thing to happen!
When I go on vacation I ALWAYS shut off the water AND bleed the pressure from the lines at the basement sink. I also flush the toilets like @explorerx4 mentioned although I have never had a problem doing that. Not sure what his problem was, unless he had the valve stem break off.

I have trained both of my sons to do what I do. Water leaks when you are gone for days WILL destroy a house.

You rich guys with 2 homes have all the luck. :'(

    jmonroe
It always amazes me and others with Florida homes....things break when you aren't around. We do turn off the hot water tank, but I suppose it could still break and spill 40 gallons. You can't plan for every possible situation....though you do very well.

Nothing nicer than a black car right after it's been washed. Do you use anything special to get that shine?

Not to be snarky but do A4 come in any other color? In my area I never seem to see anything else.

you people are making me feel bad.

Nothing worse than a late repair bill when you've decided to sell soon. This winter we were moving cars around to make room for the plow guy. My son's knuckle headed friend tells me "I bumped your Lincoln a little" I couldn't see any damage but the car was covered in snow.

Once I cleared the snow I noticed he had knocked a tooth out of the grill. Luckily I found the piece and glued it back in. About a month later the sun was hitting the windshild just right and I notice a small crack in the windshield coming from the edge of the glass and ending behind the inspection sticker. Great! Just when I had decided to sell it in a few months.

Wasn't going to put a $300 windshild in a $1000 car so I just got a couple of those chip repair kits and shot some resin into it. Stopped it from spreading.

Was never sure it was from son's friend hitting me until a little while ago when I happened to be looking at the front of his car and saw the outling of my grill etched in his bumper. How he managed to acelerate enough on a snowy driveway to crack my windshield I'll never know but it must have required a special level of stupid.

Try using newspaper instead of paper towels. Evidently this is an old timers trick I never knew about until recently but it does work.

Here's one for Roadburner. He could probably buff it out a little and take it right to the track.

    Thank you both.

@driver100 - The car is a pseudo garage queen, it only has 23,600 miles on it despite being 3 years old. I have the benefit of taking public transportation to work so the car sits for the most part during the week. Also doesn't hurt that it's a manual and the wife can't drive it. The replacement will likely be an auto so it gets more use.

@oldfarmer50 - The main colors I see for the A4 around here are silver and black. My first choice was white on black or tan leather but I had to take what was available if I wanted a manual. As for the shine I don't think I do anything particularly special. I wash it with Meguiar's soap and dry with microfiber towels with a Meguiar's quick wax. I have the car fully detailed every spring as well. It helps that it's been almost continuously garaged in the time I've had it.
