I am a bit lost here. I am looking to lease a 2015 MC S fully loaded which comes in at 39,000. I offered 5,500 down and was still offered an incredibly high rate of 486/mo for a 3 year/36,000 mile. What am I missing?

I don't see any lease cash incentives for either right now.

Would you please let me know the Money Factor (excellent credit) and Residual for 36 months/10,000 miles for the Mini Countryman S?

Also, is the residual number based on the MSRP, the lower sales price I negotiate or the "final" number that includes acquisition, docs, disposition fees?

I have been quoted .00127 and .00117 Money Factors from two different dealerships. Is it common practice for dealerships to mark that up?

Yes, it is common to mark up the MF for extra profit.

I'm sure you can find a dealership that will write up a deal with the base MF.

Are they adding in all the fees to the selling price to get the $40K number?

And, my guess is that not all of the $3500 up front money is going to "cap cost reduction" (aka down payment).

Lease term for 36 months / 10k miles per year. The $3600 down includes down payment, 1st payment and all the taxes, fees (reg, title etc) to drive the car off the lot. I haven't looked at the final sale price still waiting on the paperwork. Did most of the deal over the phone. But i'm guessing it is lower than the msrp based on the down payment amount and $265 per month.

How much down payment? That is not something we recommend for a lease - if the car is stolen or totaled, you would lose that money.

The credits & dealer discounts you listed appear to be for the 2-door. On the 4-door the credits are actually half that of the 2-door ($500 & $250 respectively) and the dealer discount is $750.

2015: .00114 MF and 59% residual. $500 + $250. Dealer discount $750 on advertised lease

2016: .00130 MF and 56% residual. Dealer discount $500 on advertised lease.

Everything is slightly worse than last month..

Residual is lower, money factor is higher and incentives are lower.
