Term/mileage is 36 months / 12k miles per year. State is New York.

Just rolling in the bank fee gets me $491/mo. Not sure how they can get tax into that quote, as well. Some kind of loyalty rebate? Tax would be another $1400 or so, and another $40/mo. on the payment..

Lease details attached. Cash due at signing would be $1,600. Salesperson said over phone (after this was printed) that another $1,500 "can be removed" but didn't specify from where or more details.
If the adjusted CAP cost is that low because of a big discount, that's good. But, if you had to put money down to get there, then maybe not.
Audi uses letters for their credit tiers. Base MF for A tier is .00006, and B tier is .00046. If "tier 2" credit is B tier, then they are still marking up the rate.. Payment $455/mo.+tax?

Using your numbers, I get $382/mo for 36 months, $385/mo for 39 months and $378/mo for 42 months.
So, I'd check with the dealer about the "Balance Forward" amount - they might be using a different (read: higher) number to base their lease calcs on. Or, they are marking up the MF on you.
We do not recommend making a down payment on a lease - if the car is stolen or totaled, you lose that money. Recognize that "down payment" is not the same as "money due at signing", which could be used for the bank fee, dealer fee, first payment, etc.

The numbers I quote are confidential. But, the dealer knows what the base rate is.
Yes, ask them what the "net cap cost" is - if different than the selling price they've given you, find out what else has been added.

No, not a guideline .. the numbers I quote are the "buy" rates for top tier credit and should be what you have the dealer use when writing up your deal.

Do Audi's residuals seem lower than other luxury cars? The dealer said their residuals are more realistic and not inflated. Also said that's why Audi lessees can get out of a 3 year lease in 2 years without penalty. Any truth to that?

Yes, Audi does not tend to 'inflate' their residuals to get an artificially low lease payment.

Don't negotiate the monthly payment ... find out the MSRP and negotiate the lowest selling price you can.
As noted, do not put money down on a lease. However, there will be some up front costs you will be expected to cover - bank fee, dealer fee, first payment, tags/license costs.
