I'm looking at my first BMW, an m235i. This will also be my first lease, and I want 12k/year for 36 months.
The numbers I have from the dealer are: MSRP of 52,349 (has tech and cold weather packages) Cap Cost of 50,500 Money Factor of 0.00175 Residual of 60%
I think the MF is too high, as is the Cap Cost. Would like to get an opinion on current lease values in the upper Midwest right now.

In general, 5-7% off sticker for BMW is a good transaction price. Does the cap cost include any up front taxes or fees?
That cap cost does not include fees. The dealer's offer was capitalizing $50,500 for a monthly payment of $674. Tax/Title/License/Acquision total $3,626.
I'm talking to other dealers already; your benchmark of 5-7% off the sticker is very handy, thanks for the tip.
Using your prices, I get $641/mo before tax with the base MF of .00135; the inflated MF takes the payment to ... wait for it ... $674.

Almost every dealer is going to markup the money factor. Try going back to this dealer and telling them what will close the deal.

Where does the $2787 downpayment come in. Doesn't your $3112 cover all upfront charges? Who is requesting $5900 total cash.?
You are using a lot of figures and terms incorrectly. And, they in no way add up to dealer profit.

Actually, the max markup would put the MF at .00178, but the more concerning item to me is the $6000 residual adjustment. How many miles are on this car? BMW charges somewhere around .15-.25 per mile for untitled demo units.
I would seek a bigger discount from sticker to account for the miles - a 6.5% discount is OK for a car with 0-50 miles on it.

I'm extremely glad that I've came across this forum and really appreciate what you are doing for the consumers (like me) out there. I already went into the dealer (in CA) and was approved for tier 1 credit and am looking to lease a 2016 228i at 36/12k. I have few questions I would love to get answers for to finalize the deal before June 2016 is over (in case the $1000 incentive is no longer effective in July 2016).
1) Please let me know if the monthly payment is correctly quoted: MSRP: $40050 Selling Price: $35005 36/12k, MF: 0.00138, 60% residual Monthly = $413.30 + tax 8% (33.06) = $446.36 Drive off fee (including first month + 3 year registration) = $897.76
2) I feel like the Bank Fee of $925 was added to the selling price to give total capitalized cost for the previous calculation. Instead of adding that fee to the total capitalized cost can I ask them to let me pay that fee as part of the drive off fee instead of adding it to the total capitalized cost? would that save me some money?
3) I've been hearing a lot about MSD. Will I be able to request that to my dealership? If you have time can you please explain to me how MSD works? pros and cons of MSD? and is it worth it for me to do it?
4) There's add-ons Wheel locks/Black kidney grilles (totaling $380) on the sticker which is incorporated into the MSRP (but says $0 for residualized). Am I able to request the dealership to not include that for my lease (I believe that the dealership told me that it's now being put on prior to shipment and is incorporated into MSRP so there is no way for me to not take that option to lower the payments)?
5) Being able to lower the cost even just a tiny bit will definitely help me and is there anything for my current offer that I can talk to the dealership about to reduce the cost in any way?

1) and 2) You are correct. Adding the $925 acq.fee to the selling price yields this payment, exactly. Paying it upfront would save the finance charges over the life of the lease, but that is very minimal. Really no point in paying that upfront. It's taxable, either way.
3) MSDs are Multiple Security Deposits. By making deposits, the money factor is reduced. BMWFS allows 7 deposits, which each lower the MF by .00007 or .00049 total. They are refundable at lease end. It's a good deal, but it's also a chunk of money to put upfront. If you have that money available, I highly recommend it. In this case, 7 deposits of $450/ea. = $3150. Putting the $3150 into a security deposit would lower the money factor to .00089, and lower the pretax payment to $383.92 and the total payment to $414.63. That saves $1142 over the 36 months of the lease. Dealers are not required to participate, and it does lower their profit margin, slightly. However, most dealerships do not hesitate to allow it.
4) If those add-ons are part of the MSRP of $40,050, then they have been residualized, or the calculations would not work. If they aren't on the official government sticker, then they won't be residualized. Port Installed Options (PIO) are usually on the sticker and residualized. As long as they stick to your quoted payment, it won't really matter in the short or long run.
5) MSDs are a good deal. If you have the $3150 available, then $414.63 is a great payment for this vehicle, with only $900 due at signing.
